  I spent last summer trying to sell my flat with another agent with no luck so relisted it with FJ Lord this year. On our initial meeting, Martin said 'I can sell your flat' and that's what he did. I got really good advice on pricing and marketing. The process took longer than expected (as all UK property deals do) Martin and John were brilliant throughout the whole cycle and great to deal with. Highly recommended.

  I have been a rental tenant of FJL for over a year now, and it has been the most difficult year of my life. FJL don't seem to care about their rental clients, and never answer the phone or their emails in a timely manner (for example, I have waited nearly a month for a simple reply to an email) which obviously isn't the best. I can't believe I'm saying this - but I would rather be a tenant of Foxtons again than FJL, and everyone knows how awful Foxtons can be. So to round up: they ignore you for weeks on end, and then call to say they are 'more than happy to help' and asking what the problem is - which is massively frustrating when you've written 3-6 emails with all the details and they can't seem to be bothered to read or reply to it. Awful.

  I can't comment on Felicity J Lord as a whole, but my experience with the Wapping branch was extremely disappointing. I instructed the branch because Tamarra (sales negotiator) presented a highly proactive approach to selling our recently renovated one-bedroom flat. She explained that she regularly makes 100–140 outbound calls per day, described our property as one of the best-finished on their books, and said she was confident she could generate around 20 qualified viewings during the crucial first few weeks. Unfortunately, the reality was very different. During almost one month of instruction, the property received just two viewings. One generated proactively and one from an inbound enquiry, which led to an offer of £350,000, despite an asking price of £400,000 (already reduced from £425,000). Communication was generally poor. I requested Rightmove performance statistics on several occasions, but never received this. Towards the end of the instruction, the focus shifted away from proactively marketing the property and towards explaining why it wasn't selling. I was repeatedly told about the difficult market, geopolitical uncertainty and other properties selling well below their asking prices. While I appreciate the difficult market conditions, these explanations are very different from the confidence and assurances given when they were competing for my instruction. Martin (the branch manager) also suggested they had outperformed previous agents because they had secured an offer. I disagree. The measure of success is not simply obtaining any offer, but obtaining an offer that has a realistic prospect of leading to a sale. An offer £50,000 below the asking price did not achieve that. Tamarra was super enthusiastic when we first met. She absolutely loved the property and the premium quality of the finish. However, the level of enthusiasm, communication and proactive support quickly faded, and by the end of the instruction I felt there was little confidence or commitment to continuing to market the property. We therefore agreed to terminate the sole agency agreement early. Based on my experience, I would not recommend the Wapping branch.

  Felicity J Lord were amazing from start to finish in the sale of our late Aunts flat. They had superior knowledge of the market and location being situated strategically in the heart of Wapping. Martin Lawes was our dedicated agent dealing with everything and was a superb communicator between us and the buyer. Selling something with sentimental connections can be difficult but Martin and the team made this process simple and stress free. Thanks!
