  Not all property sales are equal. Some are easy, some are insanely convoluted, labyrinthine, thorny and downright annoying. It's not obvious when things start, but once solicitors get on board warning signs start to show. There's always some nitpicking, but if you're unlucky solicitors can drive buyers, sellers and everybody else involved insane. It's not the norm, but I had what you might call an outlier. A perfect storm where everything that could jeopardise a sale, did jeopardise my sale. It was super stressful, for me and everybody involved. I lesser man may have lost his head. Frankly I probable would have, except for the fact that Joseph Ponan was my Estate Agent. I can safely say that without Josephs steadfast resilience to every problem thrown at him. I would not be sitting I my dream home type this today. You might think the job of an Estate Agent is simply showing people houses they like. It's easy to forget the hard work of helping new buyers navigate UK conveyancing oddities, calming sellers nerves and worst of all playing peacemaker to a host of bickering solicitors. At time of crisis I was talking to Joseph morning noon and night, also on his day off. Through the whole process Joseph never once lost his cool, dropped the ball or looked the other way. It felt like my sale was his full time job, while I know he was also juggling other sales (which I hope were less traumatic). I cannot praise his professionalism, skilled people management and unfailing cheerfulness enough. He pulled of what seemed like the impossible with my sale. He is a champion. I should say that my personal nightmare is very much the worst case scenario for you. I asked Joseph how traumatic and chaotic my sale was compared to others. He assured me mine was the worst he'd witnessed. It's highly unlikely your sale would be as difficult as mine. But whatever the situation, Joseph is more that capable of getting things done. I was very lucky to have him on my side.

  We went through this agency to buy our first flat. Mahdi Chowdhery was really helpful throughout and was always a reliable and prompt point of contact. He made it easy to arrange inspection access etc when needed, and was always friendly and was happy to work through email primarily (as that is my preference).

  I dealt with both the lettings and sales sides of Felicity J Lord in Greenwich, as they managed my flat while it was let and then managed the sale. I would characterise the sales side as adequate - they are nice guys and respond efficiently to queries, though I do think that if I'd followed all their advice the flat would have sold for less than it eventually did. The star rating reflects my experience with the sales side of the business. The lettings/ property management side of things was less good. While the team (especially Nick and Ayo) were great at marketing the flat, the property management team (I believe based at the Blackheath branch) who took over while it was tenanted caused a lot of problems, including charging me for a service which I only found out months later they had not actually done. Their extremely sluggish work on the checkout inspection almost cost me over £700 as they were so consistently slow and difficult to get hold of that we almost missed the 30 day deadline to claim back damages from the tenant's deposit (damage which may not have been done if the property had been more proactively managed). In conclusion, Felicity J Lord are an OK choice if you are selling property but I would give them a wide berth if you are letting.
