Pushy, unprofessional, uncommunicative, rude
They contacted me to ask to value my home. They visited but did not bother to measure up. They could not provide a valuation but promised one for the next day. Weeks later, there has been no valuation, nor any communication. If they don't want to sell it they should just say so. A complete and utter waste of time - just rude

London’s estate agent’s professionalism and ethical standards, on average, leave much to be desired. Clients often assume a prestigious brand like Knight Frank guarantees quality. It doesn't. Unlike professions under strict compliance control, estate agents face minimal regulatory oversight. Standards vary wildly - meaning the agency logo means nothing compared to the specific individual handling your deal.
My experience with Knight Frank (Belsize Park) and Carlos M:
1. The agency ignored Viewing Request.
I submitted an online viewing request, but after a few days of silence, I had to follow up asking if they were "too busy." An agent's only job is to set clients expectations right without wasting clients time, not to mess up leads created by platforms like Rightmove and Zoopla and maintain decent communication.

2. Arbitrary Appraisals & Misleading Comparables.
Carlos sent five property "comparables" to justify the agency's valuation, but only one was relevant. He used an immaculate flat on a prestigious street with outdoor space to price an old conversion overlooking council towers. Unrealistic appraisals help winning mandate but delay sales when a realistically priced property would sell faster.

3. Defensive Communication and Mishandled Offers.
I accepted the seller's counter-offer in full with a written 3:00 PM deadline (a 9-hour window). Carlos missed it without notice, only messaging later to say the seller was comparing “similar” offers. It takes 10 seconds and decent ethical standard to write before the deadline that more time required. When questioned, he said: "You are not the only client here. I am very busy."
It casts serious doubt on what criteria the seller could possibly use to choose between “similar” offers when the agent hasn't even bothered to gather financial information. Without assessing deposit details, funding proof, or mortgage broker contacts, the seller has no way to estimate which buyer actually has a higher chance of taking the deal through to completion.
Carlos promised a morning update, but only sent a blunt rejection email at 1:00 PM the next day with zero feedback. When offers compete on similar terms, agencies often run a "Best & Final Offer" process. Bypassing clear steps leaves buyers without clarity and sellers without full information. Managing competing offers requires clear leadership from Branch Manager Ilana; how this was handled reflects directly on branch oversight.
🚩Poor communication and lack of transparency cause sellers to lose high-intent buyers and serious buyers to waste their time.
4. Total Lack of Financial Due Diligence.
Carlos never asked for deposit details or mortgage broker contacts during multi-offer negotiations.

Conclusion.
An agent who ignores leads, inflates appraisals, reacts defensively, and skips financial checks is merely a bottleneck. Both this branch and agent failed on all accounts.
By contrast, for instance, in my experience, Nicole at Knight Frank Kensington is an outstanding agent, proving that it is an individual agent who makes or breaks your transaction, not the brand.
