  Updated Review (24 Jul 2025): Toll Brothers completed a surface-level cleanup of the steep backyard slope they created behind my home in Vista Ridge. However, they refused to regrade or expand usable space, despite the fact that the severe slope was never properly disclosed before signing the contract. The area is now covered with hydroseeding to control erosion, but the slope remains unusable and unsafe, and the HOA has refused to take any responsibility — instead expecting homeowners to maintain land that is nearly impossible to access. I raised this concern to both Toll and the HOA, but so far, no permanent or fair solution has been offered. This is disappointing from a builder known for premium homes. A few more hours of grading could have made a big difference, but it seems Toll’s local team chose to protect budget and ego over homeowner satisfaction. Update (17-Jul-25) : Toll Brothers completed some cleaning work behind my lot, but unfortunately, the slope issue remains unresolved. Despite multiple follow-ups, Toll declined to regrade the area—even though this affects drainage and usability of the yard. They acknowledged the issue but chose only surface-level cleanup. HOA is now planning to maintain the area with sod using community funds, which feels like a way to shift the burden without fixing the core problem. Disappointed that customer feedback is treated as a PR issue rather than a prompt for real resolution. Update (Jun-25): Thank you for the public response. I escalated this issue through Toll Brothers’ local and executive teams, but unfortunately, they declined to make any grading improvements. While I appreciate their plan to clean the slope, the backyard remains largely unusable — something that was not clearly disclosed prior to signing the contract. I expected more from a builder with Toll’s reputation, and I hope they reconsider how similar issues are handled in the future. Original Post: As a first-time homebuyer, I was excited to buy into the Toll Brothers brand, known for quality homes and premium experiences. Our overall process went well — until we closed and discovered that more than half of our backyard is a steep, unusable slope, which was never clearly communicated or reviewed during the sales or design stages. I’ve raised this concern with Toll’s local team and while some cleanup work has been promised, the fundamental grading issue remains. It’s disappointing to find such a basic, fixable land issue in a premium community, especially when the final product doesn’t match the expectations set during the buying process. I still believe in the Toll Brothers brand, but this seems like a local execution issue that has impacted not just us, but others in the community as well.   Great home and great experience until the end. The grading of this neighborhood is horrible. It's 100% fixable but they don't want to spend the money/time to make it right. It's really unfortunate to love your home and realize how quick & cheap they are when it comes to very fixable land items. I would not recommend based on our current situation. Look for another neighborhood even if it is Toll. This is a local team issue
