  Where to begin? This is NOT ADVANTAGEOUS AS IT IS CLAIMED. My experience was with the cash buy program. A company called "Homeward" is the "buyer" that the MS brokerage brings in to purchase. Any items that need maintenance or repair, including ANY painting and cleaning is charged back to the seller. So they say you don't have to do anything except move out, but that comes with a cost. Example, I had a deep cleaning done for $300, when they wanted to charge me $550. There were several overcharged maintenance fees like this. Their inspector claimed I had termites and they wanted me to pay for mitigation -until I hired a pest control company to come in and refute that. I kept having to sign the same paperwork over and over again-for mistakes and misprints. And they took an ENORMOUS fee, made me pay the HOA membership, all the closing costs, and the trash pick up for the entire year-not reimbursed, even though I closed on Jan 2. I also had to pay for the HOA clearance letter out of pocket. The process started off really quick-until I signed on. That's when they have you over a barrel. Then everything dragged on for long periods-sometimes with very little and inadequate, to no communication at all. I had already contracted for a new build and just needed to be done with the entire mess. After they sold for a higher price than what they originally estimated, they DID kickback some of the "overage" to me-but they charged fees on that too! I wouldNEVER do this again!!! I have already steered 9 of my friends and colleagues AWAY from this and I aim to steer as many more as possible away as well. Out of a $145k profit I ended up with a little more than half that. Never Again. If you absolutely have to do something like this, don't use THIER realtor. And consult a lawyer and accountant to help make things clear to you. And make demands. Don't let them tell you what you are going to do. Pushback.
