    If you are thinking of moving here RUN, don't walk, far away! Living here is a literal nightmare. Property management nor the owners do not care about residents or their families, maintaining the property, or ensuring a safe environment to live in. Repairs are either ignored or repaired in a slipshod manner as corners are cut due to avoidance of paying for issues to be remedied professionally. The air quality in units are creating health issues for residents and their children to the point that code enforcement advised that my family wear masks continuously in our home. That's ridiculous! Management turns a blind eye to issues stating it's up to corporate, corporate and the owners avoid communication with residents and leave the property in disparaging conditions to include presence of pests and rodents. This property is consistently cited by code enforcement for violations to include overflowing trash, improper lighting required for resident safety, and refusal to complete repairs. The amenities that residents pay for are not available for use, especially the pool. The security gates are broken more than they are operable. Landscaping is a joke with overgrowths and debris collections in rear yards, as well as green and black growth on the buildings in desperate need of pressure washing. The trees and infested with termites and if you park your car near them they invade your vehicles. The office staff, specifically the receptionist/assistant manager lacks interpersonal skills-conflict resolution skills-ability to navigate different personalities. The bottom line is the property is presented as a wonderful place to live to potential residents, then once you move in, you are treated as just another dollar. Several units have been without an operable HVAC system for weeks! A functioning HVAC system is a basic requirement for satisfactory living standards of a landlord-tenant community. Resident's and their children are suffering living here and the individuals who are the face of the company that owns as well as the one managing this property do not care if we end up dying here! Crime is rampant on this property to include shootings. The most recent shooting resulted in several residents and their guests vehicles being riddled with bullet holes which we were responsible for repairing ourselves and not so much as an apology issued. Office and maintenance staff turnover rates are high. Residents are expected to pay water bills that are price gauged without receiving any notices or bills stating amounts due or face eviction when by law a consumer is to be put on notice prior to payment due with an actual bill. If you are thinking of moving here PLEASE do your research of the code enforcement citations and litigation against the owners (Brisben Somerset) before allowing your family to be preyed upon by these heartless slumlords!

    1yr / 3bd2bth / would recommend for short term, transitional housing but with new income increase it will not be worth the money nor requirements… PROS: 1.Updated units; hardwood floors;PERFECT SIZE 2.Phenomenal Team, Shawn has been nothing short of professional and proficient! 3.Convenient near mall, food and highway 4.Quiet neighborhood (for the most part..) 5.Clean landscaping 6.Good neighborhood for kids and surrounding schools 7.Quick to fix issues; maintenance (but not durable) 8.Best bang for your buck (until recently…) (income requirement's have increased by 10k gross over just one year; terrible for long term security..) 9.Decent play area for kids and small basketball court. Not the most extraordinary but it gets the job done! CONS: 1. Loud music neighbors; sometimes parties turn into fights. Behavior is sporadic. 2.Neighborhood cats stinking up the yard with piss and poop (neighbors that feed them to return) You guys seriously need to get stray animal control out here! 3.Gate constantly broken even hit my car once and damaged another women’s. 4.Breading ROACHES (borax killed all mines off so get behind the fridge!) they were out of control at first! On occasions you’ll find them dead in the fridge or freezer. I FOUND A LIVING ONE IN MY YOGURT!!!!!! 🤢 When I came back from a 2week vacation they had breading between my couches on the floor!!!! Note i am very clean and minimal so me coming back to see baby roaches running from under my couch did it for me! 5.Pool was open all of one month then shut down for the rest of the summer for no valid reason. That was a bummer. 6. MAJOR inflation on gross requirements by 10k! This hints rent increase in the near future. The townhomes aren’t worth that much more especially as a renter. So no long term security or care or commitment for renters or families. 7.NO LIGHTS IN MOST ROOMS! There are no overhead lights in living room or secondary bedrooms. At first this wasn’t a big deal but over time you realize how crazy it is to not to have lights in the room but light switches on the wall. 8.Leak when raining and caving in roof in main bedroom closet that I just said whatever too as it was probably a major issue before me and would require major repair as they had someone on the roof for it and it did nothing. (Had to move all my clothes to the third bedroom closet.) 9.Leaking water heater and dishwasher; I’ve came home on more than one occasion to a mini flood outside my water heater and dishwasher. 10.Im now suspecting termites as the bottom of our bathroom sink just start falling apart one day. 11.Townhome finishes are polished but poor, rust on metals; paint in tub peeling up, blinds easily snap. Paint of doors and ledge peel off easy as well. Note: After writing this I realized I made the best of my stay here but the cons 100% outweighed the pros. I’m glad I decided to leave and not let them extort me for more money when the place is supposed to be affordable income based housing. ESPECIALLY with all the work that truly needs to be done.
