Same Ownership, Same Company, New Staff Cleaning Up a Mess They Didn’t Create
Let me be crystal clear before anything else: the current in-office management team is amazing. They are professional, responsive, empathetic, and genuinely doing everything within their power to fix problems they did not create. They are inheriting an enormous backlog of failures left behind by the previous in-office and leasing staff, who simply did not do their jobs.
That said, this is still ultimately a failure of Fortis Management as a company.
The ownership did not change. The management company did not change. Only the on-site staff changed, and they are now forced to clean up years of neglect, deferred maintenance, and operational failures that Fortis Management allowed to happen.
Now, my actual experience.
Inside my apartment is beautiful. Truly. After I personally designed, decorated, and invested in my unit, it feels spectacular and very much like home. The apartment itself has strong bones and real potential.
Unfortunately, the moment I walk out my front door, that experience ends.
From day one, this was unacceptable. I was required to move in one week after signing my lease, only to discover the apartment was nowhere near ready. I documented over 100 photos of outstanding issues that should have been addressed before keys were ever handed over. On my move-in day, I had to return my keys because the unit still wasn’t ready. The apartment had to be repainted, the HVAC unit was filthy, smoke filled my unit, and the fire alarm was triggered, resulting in the fire department being called.
Since then, the amount of corrective work has been staggering. I’ve had to receive new floors, a new stove, a new dishwasher, and numerous other fixes. While I appreciate that these items were eventually addressed, the fact that so many major components had to be replaced in a six-year-old property speaks volumes about how poorly Fortis Management operated this asset.
The biggest issue now is the overall condition of the property outside of individual units. The common areas are consistently dirty, unsanitary, and poorly maintained. Every single day, once I step outside my apartment, there is something that makes me feel unsafe, uncomfortable, or disgusted by the lack of cleanliness and upkeep. This is completely unacceptable for the amount of rent being charged.
The elevator situation is a perfect example. Since I officially moved in on November 7th, it has gone down multiple times. It is currently out of service for over a week. I live four floors up and have to walk the stairs multiple times daily, with a dog. The issue is not that things break; it’s that Fortis Management does not prioritize timely, adequate repairs or preventive maintenance.
I submitted a 70-page report to regional and corporate leadership outlining these failures. In any reasonable scenario, this should have resulted in an immediate lease termination due to landlord default. Even now, I would gladly move out and allow them to re-rent the unit, it is absolutely marketable. I am simply unhappy living here.
To summarize clearly:
• Previous in-office management and leasing staff failed
• Current in-office staff is doing an excellent job
• Fortis Management, as a company, is the root problem
This property could be great. The apartments themselves are genuinely nice. But Fortis Management’s systemic failure to maintain, fund, and properly operate this asset has made the living experience deeply disappointing and entirely unsatisfactory.

I've been here since 2023 and honestly, I was a bit concerned on the high turnover of the property staff because I've seen three new property managers (I came in with the OGs Sparkle and Lee) and then when Shannel came in, I was like "whew chile" and was ready to move over to The Series just because I felt the complex kept being tossed from one person to the next without any longstanding solutions.
With Kathy, Jamell, and Niya, I feel a bit more better with staying it out for another year. Don't get me wrong, there are some things that can be updated like the gym, Amazon packages missing and popping back up later(out of their control) but they have been so kind and very helpful to make sense out of chaos. Jamell has been SUPER helpful with ensuring I can transfer seamlessly next month to the ideal apartment for me and my daughter and I'm sure with time as they get their bearings, we'll be evolving and functioning to a better place. Thank you team!
