Living at The Lodge at Chattahoochee has been an eye-opening experience, especially when it comes to utilities.
I live in an end unit, and the utility costs are significantly higher than what would be expected for an apartment of this size, even with conservative energy use. I am mindful of thermostat settings and overall consumption, yet heating and cooling costs remain unusually high month after month.
After having the HVAC evaluated, it was confirmed that the issue is not a malfunction. The high costs are tied to the unit’s placement, exterior exposure, and electric heating system. These are structural design factors that directly affect efficiency but are not disclosed clearly in terms of real financial impact before move-in.
In colder weather, heat dissipates quickly, requiring the system to run much longer just to maintain a reasonable indoor temperature. This creates a consistent and unavoidable utility burden that the resident has no ability to control or mitigate.
Management has stated that these conditions are considered inherent to the unit and that no accommodations, credits, or corrective options are available, even though the cost impact is substantial.
Prospective residents should be aware that unit placement here can materially affect monthly utility bills, and those costs fall entirely on the tenant regardless of efficiency or usage habits. This is something I wish I had known in advance.

I moved here from California 3 months ago. Really beautiful property, spacious units and the staff are amazing here, especially for the elderly population. It truly feels like a community of neighbors that look out for eachother. Maintenance has consistently gone out of their way to help me with my trash- can’t recommend enough!

Watch out for your electric bill. I had to pay an outrageous monthly bill of $250 for just my wife and I. We go to work 60 hours per week. I don't understand why the bill is so high. When I bought my house, the electric bill is only $75 per month. I just don't believe it!!!!
When I bought the house, I moved out of the unit 7 weeks in advance. I didn't cancel the contract because I would pay 2 months termination fee. The apartment unit was empty for more than 6 weeks, but I still received the electric bill for more than $110. I confirmed no one moved in there yet because the unit was still mine. Nothing used electricity because I turned off all the light, air conditioning, and the fridge, but the meter still going up. Is ghost using electricity there???
