Chandler’s Residents in Roswell has been an absolutely amazing experience from start to finish. The building is brand new, beautifully designed, and offers incredible amenities in a perfect location with many restaurants in the area. Everything about this community feels thoughtful, modern, and welcoming—I truly love this place.
What truly makes Chandler’s Residents exceptional, though, is Kimberly, the property manager. From our very first tour through the entire application process and beyond, Kimberly has gone above and beyond to make sure we felt supported, informed, and genuinely taken care of. Her customer service is outstanding—she is extremely helpful, attentive, and always makes sure residents are having the best possible experience.
Kimberly consistently goes the extra mile to ensure all needs are met, and it’s clear that she truly cares about her residents. It’s rare to find someone so professional, kind, and dedicated. I would recommend Kimberly without hesitation to anyone, and I would absolutely recommend Chandler’s Residents to anyone looking for a beautiful apartment community with top-tier management.

I write to shine a very well-deserved spotlight on someone who has quickly become the backbone—and the heartbeat—of Chandler Residences@Southern Post: Kimberly Pantlitz.
Sure, she is well aware of her primary duties as property leasing agent. Yet, what’s truly extraordinary is everything she does beyond the numbers. Leasing may be her title, but it barely scratches the surface of her day-to-day impact.
She is always willing to go far beyond her job description, and it shows. Residents consistently share how responsive she is, how she proactively communicates, and how much more connected and supported they feel because of her. It’s no surprise that resident satisfaction has improved dramatically since she joined Chandler Residences.
But let’s talk about the extras—because Kim doesn’t just lease apartments. She’s the in-house:
* Social media strategist - creating content and keeping your digital presence vibrant and on-brand.
* Events coordinator - personally planning, ordering, decorating, setting up and tearing down for resident events (her Thanksgiving and Christmas parties? LEGENDARY — just ask anyone who came for the food and stayed for the vibes.
* Community builder - going out of her way to welcome and integrate new residents so they feel like they’re part of something more than just a building.
* Crisis cover queen - filling in daily for property management—often covering for the Manager.
Yes, she’s that reliable!
She’s not just present—she’s everywhere ... Tours, events, emails, DMs, decorations, leases, emergencies—you name it, Kim handles it with poise, warmth, and leadership.
She’s approachable, upbeat, and genuinely fun to work with.
And let’s be real—people don’t just enjoy her parties, they talk about them afterward. That’s the kind of engagement most properties dream about.
In short, Kim is not just doing a job—she’s creating a Community. Her energy, initiative, and loyalty are rare, and I can’t think of anyone more deserving of recognition, rewards and financial compensation.
Last Summer, I renewed my lease for 13 more months because I adore life in Chandler Residences. My hope was that we would attract a professional on-site Resident Advocate who is responsive and genuinely cares.

I would not recommend renting this property based on my experience as a resident. Unless you want to live in an overpriced dirty comlex
There have been ongoing building, safety, and management issues with little to NO communication from the leasing office. These include repeated Wi-Fi outages, power outages, missing packages, locked out of your apartement, and multiple incidents requiring emergency response without resident updates.
There have been serious safety-related events and conditions, including:
• A reported incident involving a dog "falling" from the roof (and passing away)
• A building fire where alarms sounded for hours, the fire department responded, and water could not be shut off, with no communication from management during or after the incident
• Multiple doors providing direct access from a community parking garage into the building that remained unsecured and open for at least 6 months, allowing unrestricted entry
• An incident in which my dog was nearly attacked; this was reported via email and received NO response
Wi-Fi outages, which were frequent when I first moved in as well as the fire alarms randomly going off for long periods of time. (the first 6 months)
Maintenance response has been inconsistent. I experienced:
• One month without hot water (They had to drill a hole in my wall and rerun piping)
• Two months without a functioning kitchen sink (October–January. I moved in in October, they never even check or cleaned the unit and my sink still does not drain properly)
• No on-site maintenance staff for over six months (they were bouncing people around properties. one resident couldn't get into her apartment becuase the key pad died and they responded with there is no maintaince on site)
Common areas have had ongoing sanitation and pest issues. The fitness center has experienced centipede infestations on multiple occasions all over the floors, machines and falling from the ceiling. When reported, I was informed that this was “normal” and that management was doing everything they could.
Communication with management has been poor. I have been waiting over two months for a response regarding parking overcharges, despite the lease clearly stating that two vehicles are included. Follow-up attempts are still being ignored, and NO resolution has been made.
Common areas are frequently unsanitary. Dog urine and feces are regularly present in hallways, elevators, and common spaces. Trash has backed up to the fifth floor on at least four occasions during my tenancy.
The parking garage is extremely narrow, creating frequent near-accidents.
Townhome garages are so small that vehicles must be parked at an angle.
The elevator was out of service for approximately six months last year, during which time two individuals were reportedly stuck inside on separate occasions.
Emergency stairwells are unlit.
During lease renewal, I was informed that signing a photo release allowing use of my likeness was required in order to renew, despite explicitly stating I was not comfortable with this. They refused to take it out. Said They can't remove it.
The property advertises itself as luxury, with rent exceeding $3,000 per month, but several advertised amenities are inaccurate. For example, the pool is promoted as heated on the website and Instagram, but it is not.
Security and access issues are ongoing. Mail is frequently lost due to building access problems. Non-residents regularly access amenities, including an incident where an individual who did not live on-site threw objects into the pool, pushed people, and caused disturbances. The pool is 4 ft.
Given the cost of rent and the volume of unresolved issues, this property does not meet the standards it advertises. Rent at your own discretion.
I wish I didn't have to renew my lease but I didn't have time to find a new place. Management told me during lease renewal that the increase is cheaper than moving! BEYOND UNPROFESSIONAL they also renewed to several people at zero % while increasing others by 1.00 and as much as 20% more. ZERO consistency.
I have lived in several different apartment complexes, so when I decided to go back to apartment living, I wasn’t super hopeful. Chandler Residences has blown me away though. I’m a tough critic, and I absolutely love living here. From the moment I walked in for a tour, Kimberly on the leasing team has been amazing. So welcoming and sweet, and she goes above and beyond - just today, my pizza delivery driver couldn’t figure out how to use the intercom to get up to my unit, so she personally walked him to my door. Nick in maintenance truly cares about the residents and is so quick in resolving any issues you are having. A few days after moving in, my fridge went out and he was in my apartment within minutes fixing the problem and helping me clean out the spoiled food from the fridge. And then he, Kimberly and Zach agreed to credit me for the cost of the food I had to throw away! No fighting with corporate to get it done. The residents who live here are so thoughtful and welcoming, and of course you can’t beat the location and ability to walk to Canton Street. I highly recommend living at Chandler!

I can’t say enough positive things about my experience with Kimberly, Zach and the entire Chandler Residence team. From the moment I walked in I was made to feel genuinely welcome and at home. The move-in process was seamless and stress-free, the grounds are kept immaculate and maintenance requests are handled promptly and professionally. Beyond that, the staff is a pleasure to be around—friendly, attentive, and caring. I highly recommend this property to anyone considering moving.
