I signed my lease in June 2025 for an August move-in. At the time, there was a promotion advertised: sign before 8/18 and receive one month free. However, I did not qualify because I began my application process in June rather than July/August, even though I signed before the stated deadline.
Also, to note, I initially paused my application waiting for clarification about my unit. When I resumed, the base rent had increased by $80 and the original rate was not honored. That was disappointing.
👍Pros:
-Maintenance has been efficient in my experience. Work orders are addressed promptly. The property is generally clean.
-There are sporadic community events and contests that are appreciated. I genuinely have enjoyed living here more than my previous complex.
-Towards the weekend the culture is more lively while still being relatively quiet.
👎Cons:
-The gate works intermittently, whether due to mechanical issues or vehicles.
-There is no resident community board for announcements, alerts, or assistance.
Security has become a concern for me personally after experiencing package theft totaling approximately $200. A community-wide notification requesting info or footage would’ve been helpful.
-Walls are thin; food smells and noise transfer are noticeable.
-Monthly charges fluctuate due to water and sewer making budgeting difficult because it is not a consistent amount. You do not see the actual bill management receives or how costs are allocated (sqft, bdrm, occupancy, etc.), which leaves little transparency.
In addition to individual electric bills, we’re charged a community portion for common areas. We are also charged $4.50/mos for Conservice billing. With both the resident portal and now BILT in use, it is unclear why multiple platforms are necessary.
-Rent payments are now required through the BILT platform, while the previous resident portal remains active for maintenance and likely renewals. Maintaining two systems feels unnecessarily fragmented. BILT is invasive with the type of access it requires to your bank acct(s) and you can’t future date pymnts.
-Prev., I appreciated that this community didn’t have mandatory valet trash. Mgmnt has now announced that beginning 3/2026, valet trash will be implemented, and a $30 mos fee will be added at lease renewal. It is unclear if the full amnt goes to Valet and if not, where it goes. It is not optional. This is particularly discouraging b/c one of the reasons I left my former complex was due to mandatory valet trash fees which was a srvc I never used even though charged. Yearly, these costs total to approx. $330-$360 for valet and $120-$145 for trash fees. I foresee there being issues with residents adhering to the trash schedule and what items should be in their cans and how. This may combat the litter/trash residents don’t pick up when transporting their garbage on their vehicles to the compactor.
-Pet-related costs include a $300 non-refundable pet deposit, $15 monthly pet rent ($150-$180+ depending on lease length terms and #of pets) , and $30+ annual third-party pet screening platform that houses pet records. There is no enclosed dog park or designated fenced area for dogs to roam.
-While the property is marketed as smoke-free, there are occasional strong marijuana odors from some units/bldgs.
-Seasonally, there are various visible insects, but with pest control there’s been a significant decrease this winter.
I was prepared to rate this property 4 stars based on my overall experience. However, the accumulation of mandatory fees and rising costs has lowered my rating to 3 stars.
I have consistently paid rent early and manage my lease independently on a single income. These non-optional fees does not account for the financial realities tenants face outside of rent. It feels like cost extraction for those who are already budgeting tightly; how much are we reasonably expected to absorb?
At renewal, affordability will determine whether I can remain here, as I am increasingly feeling priced out of a community I otherwise enjoyed.
