  Angel was amazing and did an excellent job with assisting me with obtaining my apartment. Magdalena is truly amazing at her job and I would recommend this apartment complex / community to anyone who is looking for a place with excellent customer service and quick responses.

  ⭐️⭐️⭐️ I’ve had a great experience living at this apartment complex. The property is clean, well-maintained, and feels safe and welcoming. The management and maintenance teams are professional, responsive, and genuinely care about residents—any issues I’ve had were handled quickly and efficiently. The community is quiet and peaceful, the amenities are well kept, and the location is super convenient to shopping, dining, and major roads. It really feels like home here, not just a place to live. I would absolutely recommend this complex to anyone looking for a comfortable, well-managed place to stay.

  First of all, I don’t leave reviews much for apartments But I wanted to leave a review to share for those who are looking for a small apartment to rent. Balfour 296 is a great apartment for those who are renting for the first time, For those who want to save more income with their expenses/bills or single/couple renters. - Balfour staff are great with communication, Give you friendly reminders about paying rent, Maintenance is usually within the next day or so. Which is great, when something needs repairs, They’re there to repair it fast. The maintenance man is great, he’s kind and friendly. He always says hello when I see him around. About the apartment, they have updated their rooms. They make you feel cousy, There’s tile in the bathrooms, update laminate/vinyl flooring, the lighting is great, fans in the bedroom & living room! The renters here are very respectful & everyone keeps their area clean. Everyone respects each others boundaries which is amazing, nobody wants to live around people who are rude or rowdy. The BEST thing about the location is that you have a walking distance to County Parks: (Lilburn) Gwinnett County Library, (Lilburn) City Park & Bryson Park & Lions Club Park. For those who drive, there’s easy access to local grocery stores within your (1) mile radius like: Talpa, Nam Dae Mun, Walmart, Kroger or Publix. When accessing HWY’s, your local HWYs are 85, Ronald Reagan Parkway or HWY 78, allowing you to travel in whatever direction you’re trying to head too. Like I said, I highly recommend for anyone who is wanting to save every dollar while still having to pay expenses & bills.

  I am grateful that I have found this place. Been living here since 2025. It’s quiet and safe. There’s a laundromat across the street (called Miss Bubbles Laundromat) from here also which is convenient since I live in a studio apartment. If I were to recommend this place to someone, I would definitely recommend this apartment complex. Everything is within drivable distance and it’s very convenient. Plus the gas station (Shell) is right across the street also! It’s awesome. Please give Balfour296 a chance if you have not. Management is very responsible and caring.
