Renter’s Beware!!! If you are interested in renting a unit located at 265 Pine Street apartment # 1-8 or at 296 Pine street adjacent from the 265 Pine street building. These apartments are infested with roaches real bad. Apartment at 265 Pine Strees units 1-8 are overcrowded by current tenants. These units are meant for 1 to 2 occupants. However, some of the tenants have upwards to 6 people living in their units. It’s very filthy on the outside with stray cats, some tenants feed the stray animals which keeps the animals loitering around the property and trash. The rent is HIGH in 2021 the rent for a studio was $800 it’s 2023 and rent is now $1654 for a studio apartment which is old, shabby, full of roaches, the plumbing is terrible! Whenever other units drain the tub, it backs up in the unit. The heater malfunctions during colder temps. The property management raises the rent every lease signing by $250 or more dollars. They will make you buy their renters insurance, pay fees for water in which you never get a bill. If you choose to rent this place you will be paying nearly $1750 per month for a studio and that is including the monthly fees. Keep searching their are other nicer apartments near by for less rent offer amenities! Good luck if you rent from here.

My flooring has been coming up from the rain from outside for a min job was fixed but when called never answered so I left review.. I was immediately contacted ! This is a copy and paste message of what Balfour told me.. If I wanted my apartment fixed the review will have to be deleted! This is there message they emailed me! I’ve been here 3 years since these guys purchased the property it’s been a disgrace!

The management staff here is wholly disconnected from the state of the world as of this post. The drastic increase in rent for trash ridden, busted toilet, broken bathroom window, single window unit AC/heater in the bedroom for the entire apartment, non-functioning stove, and archaic refrigerator, and roach-infestation in the building is atrocious. When I first moved in, two things attracted me, the low cost & proximity to one of the best parks in all of Gwinnett. The combination of having both a library and fabulous recreational parks within a 5-10 minute walk is quite appealing. However, I'm digressing. This review is an informational piece against Balfour 296 management as of January 2021. They are up-charging & tacking on so many charges that the cost of moving here should make any of you reading this think twice. Orkin did come out twice within three months to 'deep clean' their infestation in their defense. Not everything is terrible; the closet is massive for an apartment size. I can see these apartments being renovated and improved within 5-10 yrs and be breathtaking. Downtown Lilburn is an excellent area. I love the location, albeit Balfour's lack of comprehension & inability to think beyond their money-grubbing tactics.
Sorry Balfour, a fresh coat of paint & new lights outside the door cannot justify the hike price for what you are offering at this moment. I do not recommend the management company or this property in its current state and asking price. You shouldn't have to pay for their future renovation costs. Look elsewhere.
