I do not recommend moving to this apartment complex, the first day we moved in, it was water leaking through the ceiling from the apartment above us, it’s not worth the price at all, you can tell the apartments are old, they just paint over the old stuff, you will get charged for things they supposed to come and do, but they will only come once every few months, you gotta put a request in for anything to get fixed, I had to wait a few days just to get my toilet fixed, trash can’s are always overflowing, walls are thin, I could hear the people on the other side of the wall coughing and talking, I could hear the people above us walking and running, there was plenty of bugs coming from the outside through the holes in the floor, you can smell everything through the vents on the wall, you can smell if they are smoking in the house or lighting up the fire place, it was just a bad experience for out first apartment, I do not recommend moving here!!

I do not recommend renting this apartment. The main issue is that when you leave, you'll receive a large damage bill without an inspection conducted in your presence. They provide only black-and-white photos as proof of damage and charge high prices. Therefore, avoid this apartment.

This is a GREAT apartment complex that provides excellent value for the money. The management staff (Leah and Sam) have been there for many years and are VERY good at their jobs (both deserve a raise in my opinion). I lived here for over 8 years and recently moved out when I bought a house. I wouldn't have stayed here so long if the place was unsatisfactory, I stayed for the value and how great management is. I highley recommend this apartment complex as a top option for anyone wanting to live in Gainesville GA!

Nice apartments but they will go up on your rent without a doubt, before I was half way through my 12 month lease they went up on my rent 2 times and now I'm stuck paying 1080$ a month for an apartment worth at most 750$.
Also the maintenance crew is supposed to respond within a week, I have been waiting for miscellaneous repairs for 3+ months.
I would advise any and everyone to look at other communities to live in. Take it from someone who already made the mistake, consider edgewater a last ands only option.
