    I lived In one rocky ridge from July of 2023 to July of 2025. It was me and my husband first apartment together. I’m making this post because we recently bought a house in July. Our lease ended August 29th. We moved out of our apartment in July and have been living in our house since. I turned In my keys on sept 3rd the following Tuesday after our move out date because Brandi gave me a call to remind me. I apologized And said sorry we had been busy moving she was kind and said just bring them tomorrow and I did. I left them on her desk in an envelope with our apartment #. Keep in mind every month we paid our rent AHEAD of time all $2000 of it without fail. I get A call today saying we are in COLLECTIONS for $500. I ask what for the collections agents says they don’t have a clear break down of what it’s for so I call The office at rocky ridge. Mind you the collections agent called my JOB !! You LEGALLY cannot send a bill to collections without informing the person being billed. I work in billing/collections for a dental office I know All of the legal aspects. I have NOT been contacted on the matter. Not by email or phone call that I owe. We also had a resident portal that we paid our rent on and that reflects a $0 balance. I call the office to ask why I owe $500 to which Brandi states that it’s because I didn't Turn my keys in on move out date. Keep in mind my move in date was August 29th I turned The keys in on sept 3rd the day after she called me. That’s a 5 day difference why would I owe $500 ? All of that to say I WILL NOT be paying that. Especially since they had me living in UNSAFE BLACK MOLD. I asked On numerous occasions for the mold to be fixed they always painted over it. They left me with a hole in my apartment ceiling for over 3 months that had mold around the sprinkler. The excuse was always “the window condensation” which is BS because the mold on the window was outrageous and if it’s from the window only why would it spread all other the bathroom and the sprinkler in the kitchen hallway? This place is a JOKE! Unsafe health conditions for all of their apartments. They get you to sign a waiver when you move in that there is window condensation that can cause mold to cover their a$. However if we get the board of health involved these apartments would be SHUT DOWN. Our apartment completely flooded and the refused to move us only replacing the carpet not the rest of the floors. I find It ridiculous that I’m expected to pay $500, sent me to collections without informing me or my husband, having the collections agency calling my JOB, all while I’ve always paid everything on time with no complaints of the unhealthy living situation. Please let this be known I will Contact a lawyer and report the unhealthy living situations all of the people in rocky ridge endure. DO NOT MOVE HERE!

    I like it here, but they never answer the phones nor is the lease office open during hours they are suppose to be open. One thing will do is send thousands of emails. Honestly, I could do without the valet trash. They pick and choose when to pick up trash, and don’t get me started on the issues with cats getting in your trash. Breezeways could be pressure washed more frequently. I’ve been here since march and the gate finally has been closed in September. People have pets, and won’t pick up after pets. There is dog poop everywhere. I mean everywhere, and even at the play ground. My water bill is inconsistent, and this apartment charge for everything. With all the fees I pay $200-$250 extra on top of the base rent.

    The apartments themselves are good quality and overall quiet. The main issues I have with this complex is the maintenance and the consistent power outages at the office where the office is inaccessible for any concerns. The maintenance man has walked into our apartment on 3 separate occasions without knocking and failed to actually fix the issues. Overall the community is good minus the smell of marijuana wafting up into our apartment. If you're looking for a decently priced overall nice apartment this is it, but don't expect any rainbows.

    Janelle is a great person, one of the best managers RockyRidge ever had. She will go above and beyond for residents, but very strict and keep up to rules. The best i have seen RockyRidge since living here in the past six years.
