  It is unfortunate that these mostly fake reviews left of this housing complex are extremely overinflated only to boost the rating and lead people to believe they have a false security of what it’s actually like living here. They claim to have surveillance of the property only to backpedal when there may be an issue like the ones recently mentioned about the overall safety of the community and surrounding communities regarding wildly dangerous use of firearms coming from the establishment. You would be better off to read the negative reviews for an accurate depiction of the reality of living here. Yes, they have a pool. What good is it if you or your child is hit by a stray bullet. This isn’t just a confined and isolated incident. There have been gun shots almost every single weekend for the last several months, going back to December of 2025. They do not care about the safety of their residents or the neighboring communities and it is sad to think of what it might take for them to take action on these terrible occurrences that are happening all too frequently. One gun being fired carelessly in this close proximity of a community is too many and this has escalated far beyond that.

  Living in close proximity to this property is unsafe! They have had NUMEROUS issues with tenants and police since last year including gunshots, domestic disturbances, theft & many more items! The property management here does not have any security and the cameras on property are sparse and some don’t even work. They DO NOT care for the neighbors that surround this cesspool nor do they care about their safety! This is a great place to move to if you wanna get shot! Dekalb PD needs to do something before something horrible happens here to an innocent person. Balfour Residential should be ASHAMED of the state of this property!!

  I am writing this as a formal public record of ongoing safety concerns related to this apartment complex and the surrounding area. Since October of 2025, there have been repeated incidents of gunfire coming from or near this property, particularly during nighttime hours. These are not isolated events—they are consistent, alarming, and clearly pose a danger to anyone living nearby. The most disturbing incident occurred right before Christmas of 2025 when a stray bullet struck a window next to my daughter. She was 13 months old at the time and the fact that a bullet could have easily injured or killed my baby is something no parent should ever have to process. This goes far beyond inconvenience—this is a matter of life and safety. What is equally concerning is the complete lack of response from management. Multiple calls and voicemails have gone unanswered. There has been no acknowledgment, no reassurance, and no visible effort to address what is clearly a serious and ongoing issue. A property that allows this level of danger to persist without communication or intervention is failing in its basic responsibility to residents and neighboring families. At a minimum, there should be active coordination with law enforcement, increased security presence, and transparent communication with the community. I strongly urge management to take immediate action before this escalates into a tragedy that could have been prevented. This situation is unacceptable, and it is only a matter of time before someone is seriously harmed if nothing changes.
