    I lived at The Orleans of Decatur from November 14, 2024 to November 7, 2025. My time there was extremely stressful and mentally draining due to several issues I experienced during the lease term. Throughout my stay, I had eight inspections( They came 8months Straight), many of which were explained as “checking the water heater,” and some of which felt excessive and intrusive. There were also situations where staff entered my apartment when I was not home, without proper notice or they used a maintenance order to justify the reentry. I also dealt with billing disputes, including being double‑charged an administrative fee connected to their sister property. Instead of resolving the issue, I was repeatedly told I owed money even though my records showed otherwise. The maintenance issues were ongoing as well. My call box did not work, I had a water stain in my bathroom ceiling, and the blinds in my apartment were never replaced even after they measured them. I was told that new blinds would cost $150 each if I wanted them replaced. The water stain was only spray‑painted over shortly before I moved out. Also the trash was always full, with them threatening to fine an extra $75. If you left trash outside of the chute. In some cases people were going through our trash. It was really disheartening. The location of my unit (Apartment 212) is directly across from the leasing office, which added to the lack of privacy, comfort, and them easy accessibility to my apartment when not home. Toward the end of my lease, a manager made comments to me about my financial situation that made me uncomfortable. That was a major reason I decided to move out. My experience left me feeling harassed and unable to enjoy my home. I recommend that anyone considering living here carefully review the unit, document all interactions, and understand the policies clearly before signing a lease. You might want to consider looking at different properties, do not let the nice bid fool you. They are very biased.

    Joy and Amanda are so nice and helpful! No matter what I ask for, they always handle it with a smile and a great attitude. Maintenance is also excellent—they actually fix issues promptly and properly. Overall, a great team that really cares

    The red flags started before I even moved in — they tried to pressure me into signing the lease without seeing the apartment. During the walkthrough, the leasing agent trash-talked the manager and other staff, which was unprofessional and uncomfortable. When I finally saw the unit, it smelled terrible. I opened the fridge and found a live roach inside. Roaches were also crawling on the walls, and the kitchen cabinets were stained yellow. Completely disgusting. Management is rude, especially toward residents who aren’t from the U.S. The property manager has clearly shown bias, which even her coworkers confirmed. Maintenance is a joke — they often tell you to call emergency maintenance because they don’t know what they’re doing. The fire alarm system beeped for a whole year before finally going off in the middle of the night. Visitor parking is always full because long-term residents treat the spaces as their own. Dogs roam off-leash, trash is always overflowing, and the office staff only enforce rules on people they don’t like. And don’t even bother calling corporate — they’re just as careless and unhelpful. This place is beyond unprofessional and unsafe. I wouldn’t recommend it to anyone. They are liars and the head lady in charge doesn’t like people that’s not like her. Yep and that’s from her co- workers.
