I turned in my application on a home in Cumming, Georgia and was paired with a representative of platinum named Dan Patton. I have a very high credit score. Great debt to income ratio and no issues getting approved on an application, for over a week and a half Dan was completely unresponsive multiple calls and voicemails multiple emails and literally not one single response from Dan. I wanted to look at more than one house I wanted to try and work with this company as a tenant to find a great home in the coming area.. The only response I have received from the company was that the homeowner decided to rent to another applicant that was it no attempt whatsoever to speak with me about potential alternate properties…
It seems they’re more than happily to take an application fee, but other than that don’t expect much else if I could leave zero stars for the complete lack of responsiveness and lack of professionalism, I’ve experienced with platinum property management I would.
Completely unprecedented, this company will force its way into your home every 3-4 months and take pictures of all of your personal belongings, in every room. No, that is not a typo. They say it's to give the home owner "peace of mind" to show them nothing is wrong with the house but that is wildly ridiculous and not done anywhere else and about the most massive invasion of privacy I could possibly imagine. I was told, "this information is on the fridge magnet we left." But no, nothing about this is on that magnet and this is the first I'm hearing about it after living here for 4 months. And the horribly rude, unprofessional woman in their operations team, Grace or Gracelynn or something, huffed and responded to a question of mine with, "go look in your lease," when she could easily reference my question on her end. Just terribly unprofessional and invasive. Would give negative stars if possible.

I started renting a property from Platinum a year ago after a separation and divorce. I had not dealt with renting or landlords since college and was so anxious about the process but Platinum has been nothing short of amazing. As a single mom the fact that everything is quickly and efficiently handled means the world to me and my peace of mind. The rental price is very reasonable especially for being in such a safe neighborhood with amazing schools. Renewing my lease this year was an easy decision and I wanted to take a moment to share my experience for anyone else looking!

Update: we were charge $1320.00 for sticky floor. Which were professionally cleaned… & we were charged for all wall to be repainted when they highlight that normal wear and tear does not need to be addressed!
We would not recommend renting through this property management company.
We lived in the home for 2 years, and issues began within the first week of move-in (April 2024). From May–November 2025, we dealt with an ongoing AC leak that caused warped floors and damage, despite repeated calls, emails, and photos. The owner was aware but delayed action for months. Repairs only happened after conditions worsened, forcing us out temporarily. While we were reimbursed for hotel stays and spoiled groceries, this only happened after escalation—not proactive accountability.
We were also told the refrigerator and stove would be replaced at move-in, but they were not. The fridge had ongoing issues and was repaired 7 times. A technician even stated it should be replaced, but the owner refused until it completely failed and our groceries spoiled.
Communication was poor, and staff were often dismissive when addressing serious concerns. We were repeatedly told the owner was “aware” but had not decided to fix issues. Meredith is the staff member who was rude, condescending, and dismissive.
At move-out, we were told our presence was not needed for the inspection, despite their claim of aiming to return 100% of deposits. We still have not received confirmation of the inspection after emailing, and we are unable to disconnect utilities until they confirm—leaving us in limbo.
We were told wall condition would be considered normal wear and tear, which is important to note as a household with young children (ages 4 and 8).
We have retained all emails, photos, and documentation and stand fully behind these claims.
Proceed with caution.
I’ve had a great experience with Platinum Property Management, especially when it comes to communication. Their team is consistently responsive, clear, and easy to reach whenever questions or concerns come up. Whether it’s updates about the property, lease details, or general support, they do a great job keeping everything transparent and timely.
Jennifer, Jeni, and Maria have been especially great to work with—they’re friendly, professional, and always willing to help. Their support really made the whole experience even better.
Overall, I would definitely recommend Platinum Property Management for their strong communication, reliable service, and excellent team.
