  One year after moving into this community, as a current owner I’m not entirely convinced of the quality of these homes. My bathroom floor creaks like it’s from an old house, but Toll Brothers refuses responsibility since it’s just past the 12-month warranty (13 months!). I’ve heard of other homes (at least one more home) where they skipped installing Durock and tiled directly over wood — I suspect that may be the case here too. They insist this is “normal” for wooden floors, which I find unacceptable. Bigger issue: Getting anything fixed means constant fights. After closing, the builder is unresponsive — they don’t return calls or emails. Every small fix requires escalations, arguments, and hours of wasted time. This bathroom issue is not the only problem I’ve had to chase and escalate. Buyer beware: Given a choice, I would not buy from this builder again. The premium I paid for the brand has proven useless, and I simply don’t have time for endless battles just to get what should have been done right the first time. Or search YouTube for “Toll Brothers bathroom creak” to find the video with proper audio on how bad the creek is.

  Terrible experience so far. Additional info what you asked. At no time Carol told there will be additional 5% backout. Not just us there were 15 people who doesn't have this clue on this clause. You guys can argue it is in document. She told multiple times by the time closing it will become ~1.1 million instead Toll brothers reduced 100K. We expect some proper transperant communication from Toll brothers regarding backout. Now argument becomes Market conditions :-) And funny part when we give this feedback builders are saying why are degrading about our own homes by giving negative feedback :-) I am not sure when these guys will realize, learn to be transparaent & truthful. So guys pls be really careful when dealing with these sales folks. Toll brothers advertise themselves as custom & premium brothers. Forgot about custom whatever slightest change we ask it is part of design. They just wanted to call and let us know just to listen to them not what works well for owner. Be careful and have contract studied by external lawyer before signing. when we send email they respond template email and funnily they are not even changing "Name:" whoever they are addressing. They just replu copy & paste somebody's response. They don't even listen nor they discuss. Hence wanted to make sure everyone read this and take wise decision especially with Southbrooke Toll brothers.

  Carol and the entire Toll Brothers team did a fantastic job throughout the design and construction of our home. Carol’s attention to detail and dedication to capturing our family’s vision were truly second to none. Our Project Manager, Joey, was also exceptional—he managed the build with great efficiency and was an absolute pleasure to work with. If you’re considering a move to Southbrooke, you won’t regret it!
