    I rarely leave reviews, but I feel compelled to share how disappointing this experience was as a buyer and as a mom trying to make the right decision for our family. We attempted to purchase a new construction home from Pulte at the Rose Creek community in Georgia. After weeks of back-and-forth, contract review, and discussions around pricing and risk, we ultimately walked away. What stood out most to me was how one-sided and stressful the process became once we dug into the details. As buyers, we were expected to put down a significant earnest money deposit before an appraisal was ordered, with no meaningful protection if the home did not appraise. The idea that a family could be forced to either bring large amounts of additional cash to closing or lose their deposit entirely was alarming and not something that felt transparent upfront. Throughout the process, terms and expectations seemed to shift. Pricing and included items that had been discussed earlier were later changed, and when concerns were raised, the response felt dismissive rather than collaborative. Escalating the situation did not lead to solutions—only more rigidity. What made this especially hard was that we genuinely wanted this home. This wasn’t a casual decision. It was meant to be a place where our family would live and grow. Instead, the experience left us feeling unheard and exposed to risks we simply couldn’t accept. We also noticed workmanship issues during walkthroughs that added to our concern about long-term quality and attention to detail. Photos are attached so others can see what we observed firsthand. The on-site sales staff was polite, but the overall process and contract structure clearly favor the builder, not the buyer. For families unfamiliar with new construction contracts, this could be financially devastating. This experience did not result in a home purchase, which was incredibly disappointing. I strongly encourage anyone considering new construction here to slow down, ask hard questions, and have an attorney review everything before committing. I truly hope future buyers have a better experience than we did. UPDATE: Pulte if you mean what you say in your response get your leadership team to remove the appraisal trap door and honor the original agreement your onsite agent sent to us in writing. Show us you mean what you say, not just try to save face on a public forum.
