    I’ve only been living at Forest Hills Racquet Club Apartments for about a week, but so far the experience has been very positive. The apartment was clean at move-in, the community is great and everything has been as represented. I especially want to recognize Samiria in the office. She’s been responsive, professional and easy to work with throughout the move-in process. She communicated clearly, followed up when needed, and made the transition smooth, which really matters when you’re settling into a new place. Early impressions matter and so far Forest Hills Racquet Club Apartments has delivered.

    Stopped by here yesterday with a friend to get some information and first off the community is such a cute little hidden gem- we were greeted by the manager Samiria - who stopped to and answered our questions and offered us a tour which we will be going back. She was very sweet and welcoming and her maintenance workers were in the office and both greeted us also. This was rare we randomly stopped in a few places and the teams were definitely not as nice .

    My boyfriend and I lived at Forest Hills Racquet Club Apartments in Augusta, GA from March 10, 2022 to October 22, 2025, when our lease was terminated under deeply concerning circumstances. I want to share our experience respectfully but honestly, especially for anyone who is disabled or needs consistent communication from management. From the very beginning, I made it clear that I am disabled—I submitted my SSD benefit paperwork as proof of income during our application and continued to inform every manager and staff member throughout our entire time living there. Despite that, accommodations and basic communication were repeatedly dismissed or ignored. Management Issues: The first property manager we had was unpleasant from day one. We paid monthly for an assigned parking space, but our neighbors frequently parked in it. Even after multiple complaints, nothing was ever done. Our AC went out two summers in a row (starting in 2024) and wasn’t properly fixed until the summer of 2025. During the 2024 heatwave, our apartment reached almost 90 degrees, and we were denied permission to use a window unit—even though it was not prohibited in our lease. When I pointed that out, the manager became angry and raised her voice. It took new management and two full weeks of no communication before anything was done, and only after my boyfriend left work early to go to the office in person. For two weeks, we lived in 90-degree heat with pets and no support. Communication Problems: Communication with residents was very inconsistent. Management rarely informed us about road closures, leaving residents stuck, confused, or rerouted without warning. They also changed the way rent was paid multiple times without notifying residents—each time, I only found out when I went in to pay and was told the process had changed again. Maintenance Concerns: Maintenance consistently did the bare minimum. When Hurricane Helene came through, our building sustained structural damage, including a crack and leak in our kitchen ceiling. Instead of repairing it, maintenance spent about 30 minutes painting over the damage, and the kitchen light was still not working when we moved out. Lease Termination & Disability Accommodations: Toward the end of our stay, I requested reasonable accommodations based on my disabilities—something management had known about since day one. I was not told until two days before move-out that they required a doctor’s note, which had never been mentioned before. During this process, an employee came into our apartment, baited me into a conversation, recorded me without consent, and then used that to illegally terminate our lease. This was an incredibly distressing and inappropriate experience. Billing Concerns: At move-out, they attempted to charge us a 24.9% increase on our water bill without ever providing an itemized statement explaining why it was so high. After three and a half years in a one-bedroom, one-bathroom apartment, our rent had also risen from $1,000 at move-in to $1,300 by move-out, with declining quality of service. If I could give 0 stars, I would. I do not recommend this complex to anyone—especially individuals with disabilities—due to the lack of communication, lack of accommodations, and the unprofessional handling of multiple issues during our residency.

    Smooth Move-In Experience The move-in process was seamless and very easy. I felt well accommodated from start to finish, and the ladies assisting me were extremely helpful and professional, even with the holiday, they made sure everything was handled and I was still able to move in on time. The apartment was exactly what I expected clean, well-kept, and just what I was looking for. So far everything has been going great, and I’m very pleased with my experience here.
