    I have lived here since 2022, and Kay is the best property manager this complex has had since I've been here. Things are more organized and efficient. Every time I come in with a concern, she's always happy to help. I am a federal employee and was deeply impacted by the shutdown. I was really worried about getting behind and she was very understanding and waived my late fee once I finally got paid. It feels like the staff actually cares about their tenants which is very important to me as a paying costumer. Super grateful for Kay and all her staff! Aside from that, this is a prime location, walking distance from Publix, multiple restaurants, a park, golf course, bars, yoga studio, etc. Neighbors are friendly and quiet. Safe community. It's honestly a great deal for the price.

    Completely incompetent team running this apartment complex. Management will make promises to complete work orders and not follow through for 9 months. They will also promise you a rent credit and then not give you the amount promised. I’ve lived in my apartment since the end of January, and for the entire length of my lease I’ve dealt with major maintenance issues. My shower wasn’t fixed for 35 weeks, my window and door insulation issues were unresolved for 30 weeks, and my damaged floorboard and window screens took over 6 months to be addressed. I moved into this apartment complex in January and immediately had issues upon move in. These issues were just resolved in NOVEMBER. My living room window was duct-taped by the maintenance team for months. Maintenance later removed the duct tape and never fixed the window! Every window in the unit had issues with broken tracks. The front door had no proper insulation. My shower wasn’t fixed for 35 weeks, my window and door insulation issues went unresolved for 30 weeks, and my damaged floorboard and window screens took over 6 months to be addressed. These problems have persisted for over HALF of my lease agreement, and I’ve continued to pay full rent while living in a unit that has never been fully functional or maintained to acceptable standards. I’ve repeatedly submitted work orders and followed up in person, yet many repairs were marked “completed” despite nothing being fixed. No resident should have to deal with unresolved issues for nine months. I sincerely hope management takes this feedback seriously for the sake of future tenants. I love the area and convenience of living here. Just don’t expect proper living conditions or a competent management team.

    2.5 rating rounded up. Spacious and pretty apartments for the price, but do not recommend living on anything other than the third floor. The units have extremely thin walls and upstairs neighbors are not courteous. Normal noise is one thing but stomping, jumping, etc for 30+ minutes is why I will be moving. Management is not helpful for noise complaints, but have been responsive in other instances. Maintenance can be slow but technicians are nice. Multiple pipe issues and one mold issue in the two years I lived here. Gate is broken frequently but not the worst I've seen for an apartment. Package theft happens every few months and the Luxor (locker company) team is useless. Cameras seem to be for show in mail room. If you don't care about these issues, not a bad place to live. I work from home so I am losing my mind with the noise after a new family moved above me. It's unfortunate because I like to stay in units for years.

    I have been living here for about seven months now, 6 of which were spent going back and forth over trying to get them to change the dishwasher which was clearly not working but every time I was told that I was not “following instructions” as if comprehending how to use a dishwasher is an alien concept. It was finally changed about 3 weeks ago only for them to come and disconnect it 10 days ago as a response to a problem a tenant living under my apartment had. As a result, water started leaking whenever I tried to use the sink too so for the past ten days, I have no way to wash any dishes thereby unable to cook. I have put in a maintenance request, wrote multiple emails, left a voicemail and went to their offices to report this. It is an intentional preferential treatment of one tenant over another. For them to inconvenience me to cater to another tenant and then blatantly ignore my pleas of getting the same courtesy they extend to another tenant’s request is apparently unlawful. Now I don’t know why they are discriminating against me whether it is me being a foreigner or other prejudice but I am beyond disappointed at how dismissive they have been of any requests I have had since I moved in. It is not the first time they haven’t even bothered to respond to my emails which is something other tenants do not encounter
