Parents, family members and students that are truly mature non violent young adults that respect themselves and others -please do not lease here. I live in the condo in front of this building and it’s awful. I hear loud shouting all weekend, I’ve seen fights, I just heard a girl bragging about how she won a fight with another girl last week. I see the police and fire department there every other weekend. Google the address or the news and you will see what I’m talking about- they need the police there in each building 24hr/7days a week. 2/21/26

Emma was very kind and work professional and I appreciate the patience she had with helping me find my packages. Alexis was very patience and helpful with renewing my lease and getting my finances back on track. Destiny was very nice and polite she solved the issue I had in less than 20 minutes without any problems.
This place is full of filth, they charge you for damages from the previous tenants. False move out charges.Imagine a property management company ripping off college students and they can get away with it. God will take care of you people. Car booting everyday when you live there. Mold, roaches, and bugs. How is this place even open? Car break ins, where does it end? Hazardous extremely dangerous and unsafe conditions.

I could realistically complain about Westmar for days, and none of this is exaggerated. I understand that managing a large apartment community is complex and requires coordination, communication, and accountability, but Westmar consistently fails to demonstrate these things. They frequently send out surveys asking, "How are we doing?" and even called to check in after move-in, yet when actual feedback is provided, major issues are ignored unless residents escalate repeatedly. Upon move-in, my roommates and I entered an apartment with an active roach infestation. Dead and live roaches were found throughout the unit in the cabinets, refrigerator, freezer, dishwasher, and even inside the dishwasher filter. Cabinets contained dead roaches, and bugs were present in areas that clearly had not been cleaned prior to move-in. It was immediately apparent that the apartment had not been properly prepared. When we notified the leasing office, we were told to submit a maintenance request. We did and documented everything on the move-in condition form they required us to complete. Pest control came out and sprayed the apartment and informed us that it would need to be bombed on a separate day and that the leasing office would contact us to schedule it. They never did. Weeks passed with no call, no email, and no follow-up. The roach issue persisted. The washer and dryer were also unacceptable upon move-in, with detergent caked inside the machines and all over the surrounding floor, grime inside and out, and residue still present today. Once again, we were told to submit a maintenance request. After excessive follow-up, someone eventually came and performed a partial cleaning, and the machines remain unpleasant to use. Our mail keys did not work at move-in and were not replaced for months. To be clear, the frustration is not that these problems existed, as maintenance issues happen, but that waiting weeks or months with no communication is not reasonable. At a certain point, repeated pest issues, unclean appliances, and delayed responses stop being inconvenient and start raising questions about habitability standards. The air conditioning failed multiple times, with maintenance attempting to fix it three times before it was actually repaired. Westmar claims that if an apartment exceeds 80 degrees it qualifies as an emergency, yet it still took days to address the issue. Prolonged exposure to excessive heat alongside unresolved problems raises legitimate health and safety concerns. The shuttle, which is advertised as a key amenity and included in fees, is extremely unreliable. It may show up or it may not, and calling the leasing office for updates often results in assurances that it is on the way only for it never to arrive. Residents may be stranded for hours waiting for a return trip, and communication typically comes long after the fact. Yes, there are always leaves in the pool, the gym mirrors are broken, and leaks appear to be a recurring issue. The one upside is that the rent is slightly cheaper than other apartments nearby, which is convenient because living at Westmar provides constant motivation to work harder so you can afford to move literally anywhere else. Trying to resolve issues is exhausting because the leasing office regularly redirects residents to someone else, requiring repeated follow-ups to get a response, and even escalating concerns to management did not improve outcomes. Apologies are rare, accountability is minimal, and when something does get fixed it usually only happens after sustained pressure. All of these issues were documented through maintenance requests and move-in condition reports, yet resolution consistently required escalation.

(Pictures included) Since August, when I moved in, I’ve seen roaches - big and small. I have seen them crawling out of the sink, onto my stove, into my fridge, within my clothes, on the countertops, on the walls, and atop my food on the kitchen counters.
I have requested over ten pest control treatments, where they’ve came and sprayed for 2-3 minutes. Additionally, I’ve had three German Pest Control Treatments, and during these I had to pack up my kitchen and bathroom areas. It almost felt like packing to move, but packing helped them facilitate the spraying on a wider scale.
It was getting worse so I requested a sealing treatment to cover entry points and I requested a new fridge (since they kept crawling in it). Within the span of three days, I found them in my old fridge twice causing me to replace groceries twice (about $300).
As a college student, I wouldn’t recommend this place for students or for those who can’t endure pests. It’s hard to focus on schoolwork, inviting friends over for dinner, or simply sleeping, when all you’re thinking about is “will a roach crawl on me?”
The area where the building is located is nice, some staff and security guards are too. But beware - this is not student lofts. There are people across the age spectrum living here who are non-students.
I’m heartbroken because habitability has been breached, and I’ve repeatedly asked to terminate the lease due to uninhabitable conditions. Despite evidence, they deem my apartment habitable despite the prevalence of pests. To break a lease, despite them not maintaining a habitable apartment, I’d have to either pay the lease, send it to collections, or relet. As a social worker, I wouldn’t let anyone move in here knowing there’s a pest control issue.
Do research on anywhere you stay in Atlanta. But especially here. I’m posting this not out of spite but out of care for anyone considering to live here like I once did and to educate future residents who deserve to make an informed decision.
