I’ve lived here since July so i wanted to give myself a few months to feel it out before leaving an honest review. This place is so special to me! A hidden gem in the sea of corporation-owned, soulless apartments that are running the metro Atlanta housing market. The access to the river here, the coffee shop, the intentionality behind the groundskeeping, etc. This complex is one of the very rare finds where they actually care about your experience as a resident. They are also big on community building so there’s monthly events that are free for residents (one of my faves was the artist/vendor market they had in October). The prices comparatively to other areas felt very affordable (i pay around 1500 for my studio). Access to the highway is close. Even though i don’t have one of the renovated apartments i still feel like it is reasonable and well spaced. It just feels like a breath of fresh air living here (literally — the Chattahoochee river is right there). Overall, can’t wait to renew. I don’t think I’d want to live anywhere else as long as I’m here in Georgia. And special shoutout to Beth who gave me the tour when I moved in :) she was so kind and knowledgeable. You can tell the people who work here are genuine and authentic. I love this place!!!!!

I’m really happy I found Walton! The location is wonderful — right on the perimeter and close to all the essentials, with easy access to major highways and dozens of walking trails. The grounds are beautifully maintained, peaceful, and quiet. The staff is extremely friendly, and maintenance is impressively responsive; they check in frequently and often arrive the same day for any request.
Having a coffee shop on site is a great perk, and the river views are truly unbeatable. The pools, laundry facilities, and gym are always spotless, the community garden is well cared for, and there are plenty of resident events that make the community feel welcoming and active.
The application process was a bit tricky, but everything ended up working out after having to follow up a few times. Thank you to Kevin for all the help!
Apartments:
This is where the experience becomes more mixed. Depending on the building and unit, the apartments can be quite outdated. Renovations are happening gradually, which is good news for future residents, but I wish I had been able to see my specific unit before moving in. Because of the way the buildings are designed, natural light is VERY limited — my unit feels like a cave during the day, with only one bedroom window and patio doors that don’t bring in much light. From what I’ve heard from other residents, this seems to be common depending on the location within the complex. If you’re moving in, plan on investing in plenty of lamps.
Sound can also be an issue — noise carries easily from next door, above, and below. As the weather gets colder, I’ve also noticed that the apartments aren’t very well insulated. I noticed cold air coming in front my kitchen cabinets, under doors and my window. I did try working with an agent to relocate to another unit shortly after moving in, but the timing and availability didn’t work out, which I understand.
Additionally, if you want updated appliances or hardwood floors, those come with extra monthly fees. That feels a bit unreasonable, and I hope this policy changes in the future.
Overall, Walton has a lot to love — the location, amenities, staff, and community atmosphere are all excellent. But prospective residents should be mindful of the variability in unit quality and design before signing a lease.
