    That request had been sitting unserviced for weeks. After calling Molly, the property manager, she sent over Sam. Who was in for the day from another property. He was wonderful. He fixed EVERY REQUEST, six outstanding issues, all at the same time. He was very efficient, polite, professional, thourough, and quick. I wished he worked here full time, maybe things would actually get done.

    I lived at Villas on Briarcliff for three years. The complex is well kept and quiet, and the units are spacious with decent upgrades (depending on the unit.) Minimal pests, except for the village of rats living in the dumpster. For the location and price point, it's a decent place to live. Unfortunately, that is where my positive experience with this complex ends. I moved into a floor unit that had sunken areas of the floors and a nice hole due to subpar subflooring and washi tape vinyl flooring that was literally stepped through. I went back and forth with management on whether or not I should move units or live through the construction of new flooring. Ultimately, nothing happened until new management stepped in 2.5 years in. They considered the unit uninhabitable (accurate) and insisted I move to a new unit. Although I was set on moving out of the area at the end of my lease in six months, I obliged (was forced) and management agreed to split the moving costs with me (RED FLAG.) I looked at available units and insisted on a unit with similar upgrades that my unit had, to which I was assured the new unit would meet my standards. Although I wasn't allowed to see the unit before moving day (RED FLAG), I chose to trust the leasing office that promised to do right by me. The day before my moving day, I walked into a unit with stained carpeting in the common spaces and two different styles of vinyl flooring through the bathrooms and kitchen. The new hires in the leasing office were very apologetic, stating they were not aware of my situation and the person overseeing my move was no longer with the complex. Over the following 2-3 months, I took on a part-time gig as project manager with the leasing office to ensure fixes were made to the carpeting, a disgusting bathtub with holes in the floor, and various other action items (I had to provide them with a list and check it off for them.) They did replace the flooring the following business day which was appreciated, but they used a gray flooring to beautifully match the brown vinyl flooring in the kitchen. No, they did not replace the brown flooring. I lived with 2-toned flooring for six months... I gave up on trying to have the smaller items fixed. Oh, and RE: paying for moving costs, the bill was much costlier than expected, and due to the broken promises and ending up living in a construction zone anyways, management made an under-the-table agreement with to pay for the other half of moving with a credit towards my next month's rent (or so I thought...) I moved out several days into a new month, so I was diligent about paying any final bills that came into the online portal. I remember reading a review stating that management sent overdue bills to a debt collector and wanted to avoid that--foreshadowing! I also was expecting my security deposit back. Turns out, instead of forwarding what I paid for a security deposit for my first unit to the second unit, the leasing office had APPLIED THE CREDIT FOR PAYING MY MOVING COSTS TO THE SECURITY DEPOSIT FOR MY NEW UNIT. So essentially, they took what I was to pay for that "rent credit" and applied it to the security deposit. That was NEVER communicated to me until I had to ask if I was getting my deposit back, and I would have never agreed to it. It's been months, and I've forgotten about fighting for the deposit, so I guess that's a win for them. What finally pushed me to write a review was them sending my final bill to a debt collector instead of applying it to my online portal. Again, I was looking out for final bills, but even months after moving out, my account showed a $0 balance. It's despicable. TLDR; Villas on Briarcliff is a great place to live, but be DILIGENT when dealing with the leasing office/complex management. They are sneaky and should not be given the benefit of the doubt, despite how personable they can be.

    Villas was fine when I moved in back in mid-2016. It has very large units and reasonable rent rates. The pool and gym were perfectly ok- nothing fancy. There were recent-ish renovations that were mostly done well, minus some windows painted shut. It had the potential to be a really solid place to live, but the turnover in the community director position has been miserable (if I am counting correctly, we've had 6 different community directors in the past two years). The newest person, who took over a few months ago, is also managing another community in Roswell. Most of my emails and phone calls have gone unanswered, so it has been impossible to get basic information on move-out and billing at the end of my lease. When there were errors on my monthly bill, she never returned my emails or voicemails. This is simply a HR-type issue that could be fixed by having a dedicated property manager solely for villas again. We also had dead trees in the back of our unit since we moved in, and then last week a tree from the property (not villas) behind us fell on our roof. We finally got them to take out the dead trees on the villas property that were at risk of falling, but it seemed like management was being cheap with basic safety.

    Es perfecto para vivir con niños todos los Vecino son muy amables y mantenimiento es muy bueno las areas comunes son muy limpias . Las Escuela son buenas.
