TL;DR: Both of my units flooded repeatedly (five total), had mold and long-term water damage, and management failed to disclose a known history of flooding. These are unsafe, systemic issues. I strongly recommend avoiding this property. I lived in two different units at this property, and both experienced major, repeated flooding for a total of five separate incidents caused by structural failures and building leaks. Under Georgia’s landlord-duty statute (O.C.G.A. § 44-7-13), tenants are legally entitled to a safe and habitable living environment. Both of my units had ongoing water intrusion, visible mold, and clear signs of long-term moisture problems. These were not isolated accidents. They were unsafe conditions that directly affected health and habitability. What concerns me most is that the first unit had a documented history of flooding long before I moved in, which was confirmed by cleanup personnel and by the condition of the maintenance room beside it. None of this was disclosed to me even though management clearly knew about the past issues. Failing to disclose known recurring defects is completely unacceptable. The staff were polite, but politeness does not fix structural problems or protect tenants from unsafe living conditions. Based on my experience, I strongly recommend avoiding this property because the underlying issues are systemic and unresolved.

DO NOT MOVE HERE - you will have an infested unit year from march until December with flies that management will blame various other units for causing. Please add $75 to your monthly rent for buying your own pest control products. It is absolutely horrific. Do not move here….please. It is absolutely disgusting.

Parc at Perimeter is a beautiful, very quiet place where things run smoothly. The community is very friendly. One of the things I like most is that it's the silence. It's also very well located, next to pharmacies, restaurants, and shops. 100% recommended

This apartment complex really deserves 10 stars! From the office staff, to the grounds keepers and maintenance crew, this place is the BEST. I had the opportunity to live here the last 7 years and the main reason for that is because of the Staff. They are always going above and beyond in everything they do for you. You will not feel unheard with this group! This complex is also located in the best location (near malls, grocery stores, pharmacies, hospitals and only 3 minutes from the major highways in Atlanta.) For those with young children who attend school, the bus picks them up right outside. For those who rely on transportation to get to work or move around Atlanta, the train/bus station is only a 10 minute walk away. The pool is also open year round! Thank you again to the Parc at Perimeter Management Team!

I’m a tenant here and the apartment complex is awesome. It has a very nice pool and a decent fitness center. It also has a gated entrance which is nice. The leasing office staff are very nice and friendly. I recommend this place
