    Overall I lived here for 1 year and made the decision to move mainly bc of the rent increase. The community is nice. The apartment was clean when I moved in all my appliances worked and were fixed when they broke. The rent amount far exceeds the value of what you receive but that’s Atlanta. And Valerie in the leasing office who assisted with my move out was extremely helpful, attentive, responded quickly and answered all my questions, plus she helped me move out early. Maintenance, is pretty decent they got to my requests in a pretty timely manner but they aren’t luxury apartments so the fixes aren’t always permanent but they will fix whatever issues you have multiple times if necessary. Leasing office, the employee who I signed the lease with is no longer there but she was very helpful and got me in quickly which was good. Shannele was there for most of my time there she was very pleasant but not the most helpful, she lost my key to the pest man which happens but I had to return my own personal key so she could copy it the day I could do it was a Friday and I left the property on my way back to the property to pick up my key I called her and told her I’d be running a little behind (atl traffic) and asked her if she could wait for me and she said it was no problem the office closes at 4:30pm and I would arrive at 4:44pm when I arrived she had left for the day. I’d understand her leaving if I hadn’t called and told her I was running late and asked if she could stay which she said was fine but she left anyway after agreeing to stay. It was a Friday so if I hadn’t given a spare key to my sister I would’ve been LOCKED out of MY apartment for a whole weekend. She also was pretty predatory about towing peoples cars even though the complex doesn’t really provide a whole lot of parking an when people have to park outside a designated spot they always did it in respectful places out of the way of traffic etc but she had them towed anyway. The fee to get your car back is over $200 plus it’s all the way in Conyers. It’s a poorer neighborhood a lot of the people including myself only have car and no disposable income, it was just pretty shitty of her to be such a stickler about the parking. She also was really petty about what people threw away in the dumpsters EVEN though when she would evict people they would leave all the belongings in the roadways or by the dumpsters for days. Overall she was pleasant and nice to deal with but she didn’t really help or assist an any meaningful way, idk if she still works at this property or even with the management company. Neighborhood, it’s not safe. That’s why I moved there is bc it was the cheapest I could find in the entirety of atl at the time and if you mind your business you don’t have any issues (I never did). The rent has far exceeded what the area is worth though. Amenities, the only real amenities is the location it’s in proximity to Marta and a store an a park, plus the community of people who live here are the best! Plus the leasing office puts on little events that are nice. There’s also an active community garden.

    Would not recommend to anyone . The walls are very thin so you can hear everything your upstairs neighbors are doing and when the rent office FINALLY answers the phone they tell you it’s nothing they can do about it you’ll have to call the police … Mind you rent is 1000 sum dollars for thin walls smh

    Please do not move here I live here 2 years ago since I have stay here I have experienced roach infestation I was wrongful put in the wrong unit that I didn’t apply for my rent changes the property manager shanell is a slum lord she doing illegal stuff making you pay for rent with your security deposit at the same time she will black ball by putting alot of stuff on your rental history from stoping you from getting another apartment that’s any where else that’s her way of getting back at you if you call code enforcement on her as this day she still have me listed at her property as a primary resident and I don’t stay their no more she will delete the lease off the portal so you can’t have proof on her she will watch you and your company on the camera all day even from home she will still watch you call the police make false reports and have the police to sit in front of your door all night she will sneak and put letters on your front and back door she will wait till you leave and have maintenance to come into your unit to remove your Personal belongings please get a ring camera on your front and back door she is very evil and I’m in the process on taking her back to court please do not move here I will not tell you nothing wrong

    0/10 I do not recommend anyone staying here. The only reason I gave two stars is due to the most high providing a place for me to stay for three years so with that I’ll give them grace. The unit I moved into was so old. It has roaches and even with pest control they don’t go away they actually multiply. The kitchen cabinets didn’t even shut all the way. The walls are super thin you can hear your neighbors drop a pen. I had a refrigerator that was so loud all day long but was told there was nothing they could do. I eventually got used to the noise. Shanelle accused us of stealing saying that it had to be us because the tenants across from us had been there there for years. Our tenants next door were dope fiends. Had people coming over there knocking all day and night but they wouldn’t know that because they don’t live there themselves to know what is going on in those apartments. I saw the same man that they showed on footage walked up the stairs with the package and even gave them a time stamp so that they could check the security footage to see that he wasn’t for us but for the long time neighbor they said couldn’t have possibly had a guest like that around. I don’t know if they checked but they definitely didn’t apologize for their mistake. They lied on my now husband saying that someone came over there looking for him because he owed someone money. That was hilarious. The guy that came was his boss and he was even willing to come back through to be a witness that he never said that but of course they didn’t want that because they knew they lied. It was rude and disrespectful and I felt like they had it out for us and looking to push us out. Harassed me about who was living in my unit yet still to this day people have families of 10 that have been living with them for months but I digress. Fast forward to us figuring out if we were going to stay or leave. Although the apartments suck the location is in the middle of everything which is why this place is getting away with overcharging tenants. I asked if we could move into a renovated 1 bedroom one bath but they said they weren’t allowing tenants to transfer even-though I had seen two transfers just a few months before. They wanted us to either move or stay in that same rundown unit and pay $1331 come January 1, 2025. All praises to the father we found a new place. After my walk thru we were quoted $1100 we would have to pay in fees. There were two holes in the wall so those we take full accountability for. On top of that they were wanting to charge us to clean the unit. I left the unit just as clean as it was when I moved in. Every bedroom, the stove, the fridge, bathroom. Do you all not automatically clean and sanitize each unit before the next tenant moves in? Why is a deep cleaning on the tenants moving? They are charging us to repaint the entire unit and we had been there for three years. We had no kids, no writing on the walls just marks from furniture. It’s normal wear and tear. They paint the tub after each tenant and when it eventually peels, they charge for that too. They are going to completely renovate that unit to look just like the units that they show online and they want us to pay for it. I paid $30 every 1st of the month which is $1085. If none of that money helps with the security deposit then what is it for? I emailed asking about that and didn’t get a reply. I am glad I keep a paper trail because this will not be the last they will hear about this from me! To my community, save up and buy you a home. Of course we never fully own anything but it is better than renting in places where you don’t have any rights, and you are not really wanted. These properties thrive on taking advantage of us. You all have no intentions on fixing anything because you don’t see an issue.
