AVOID AT ALL COSTS
I lived at 903 Peachtree for a year and a half, and I feel obligated to warn future residents about what's happened since Waterton took over. What was once a well-maintained community has deteriorated into an unsafe and filthy building with management that treats its residents like they don’t exist.
CRITICAL! REMOVAL OF TENANT SCREENING
They eliminated ApproveShield background checks. They aren’t properly screening residents for criminal history, felonies, evictions, or payment defaults. They're just filling empty rooms as quickly as possible regardless of who it is. You're asked to pay luxury prices while living next to residents who haven't been vetted. When I raised concerns about this with leasing, I was ignored. This should be a dealbreaker for anyone considering to live here, especially if you have a family or care about your personal safety.
SECURITY AND BUILDING ACCESS
The garage door was broken and left open for over THREE MONTHS, leading to multiple break-ins and smashed car windows. You have young kids riding around on stolen electric scooters as you go up the parking garage levels. Management's response to these incidents has been completely inadequate and there’s no real security presence.
THE BUILDING REEKS OF ROTTEN GARBAGE
In recent months, every floor (except the lobby) has developed a smell of rotting organic matter. It's genuinely nauseating when you step off the elevator. There's no air circulation in the hallways or units, which makes it even worse. Turns out Waterton eliminated ALL communal area cleaning services to cut costs. Hallways are dirty, common areas are neglected, and pet waste sits on outdoor patios for days. The elevators constantly smell like cigarette smoke. The hot tub and sauna, major amenities they advertise, are broken for weeks at a time with no update. Maintenance requests take 2-3 weeks for simple fixes like replacing lightbulbs. The level of neglect is shocking.
CORRUPTION WITH LOCKOUTS
If you get locked out of your unit, management refuses to help. They force you to hire a locksmith at $150+ who will basically break your lock (and you're liable for any door damage). However, if you happen to know certain maintenance staff like Roger, he'll guilt trip you to pay him $50-80 cash under the table which is heavily against their policy. This corruption seems to be tolerated by management.
LEASING STOPS CARING AFTER SIGNING
Agents are friendly and responsive during tours and the application process. Once you've signed your lease, you become invisible. Emails and phone calls go unanswered for weeks. They're clearly focused on closing new deals rather than addressing current resident concerns.
PARKING AND HIDDEN FEES
Parking is a separate charge, and people constantly take reserved spots with zero enforcement from management. They've also secretly added hidden fees like "common area electric" charges for anyone who renewed their lease a few months ago. It’s just another way to extract more money without improving services.
THE ONLY POSITIVE
The long-term residents who lived here before Waterton took over are good people. We've tried to look out for each other and maintain some sense of community because management certainly isn't doing it. They're the only reason this place is even remotely livable.
FINAL THOUGHTS
This building has gone downhill dramatically under Waterton. I’m genuinely relieved to have moved out a few months ago. If you're considering this apartment, please do yourself a favor and look elsewhere. There are plenty of other options in Atlanta where you'll actually get what you pay for with competent and friendly management: Modera, Hanover, etc.
Please don’t make the mistake of moving here... I know I did.
