    I don’t usually leave reviews, but this experience was beyond unacceptable. We applied for a rental property, paid the application fee, and were told we were approved. The company even went as far as preparing the lease agreement, which gave us every reason to believe the home was secured. Based on that, we began making plans around moving forward. Then, without any notice, communication, or basic professionalism, they gave the house to someone else behind our back. No phone call. No explanation. No accountability. This is not just poor customer service—it’s completely unprofessional and borderline deceptive. Taking someone’s money, leading them through the approval process, and then pulling the rug out from under them is wrong. At the bottom very least, there should have been clear communication or a refund offered immediately, but instead we were left scrambling after trusting their word. If this is how they handle applicants, I would strongly caution anyone considering doing business with them. Be very careful before you invest your time, money, and trust here.

    Words cannot describe how disappointed I have been with Progress Residential since the second I moved in. I have lived in rentals my whole life and they are ALWAYS cleaned before moving in. When I arrived at this townhome it was filthy. Trash and leaves in front of my door, the floors were gross, toilets not cleaned, scuffs and scratches all over the walls, under the cabinets were covered in grease and dirt, stove was covered in crusted old food, water damage on the ceiling in the guest bedroom, all ceiling fans covered in a thick layer of dust, there was even the remains of an amazon sticky shelf left on the wall in my bathroom shower. I even found a smiley face drawn on my wall in marker. The carpet was smelly and matted. You can tell an animal lived in the house (even got confirmation from the neighbors). I was told to document the cosmetic damage and just deal with it. I had to put a work order in for them to come clean the carpets but that didn't do much. There is even a clause in the lease that says the place must be professionally cleaned and when I brought this to their attention I was told "well they must not have done that and it would have been deducted from their deposit" but the place was never cleaned?! I submitted over 100 pictures. Then flash forward a couple months there is black mold growing on the ceiling of my guest bathroom and half bathroom downstairs. When I put the work order in they sent two men who used a translator app on their phone to speak to me and all they did was clean the ceiling with some chemicals and paint all my bathrooms white. I am not convinced the mold is gone just covered until it comes back. Save yourself the hassle and find a different rental company.

    Ok so I’m going to start off that the beginning stages of trying to rent from Progress was a bit of a nightmare. You guys need to get rid of the email, automated thing!! Some people at the call center are just rude and don’t make it a pleasant experience, some of them are great! But it was one of the most confusing things I’ve ever dealt with. With that said Liana was my saving grace!!! The most amazing woman I’ve dealt with so far!!! Incredibly helpful!!! With a massive mishap that almost caused me to not be able to move in, she walked me through everything I needed to do to get everything set right! She actually had my best interest in mind! She literally took care of me! She made the whole process easy. It truly feels like she is one of the rare few who really cares about her job and her clients!!!!! I would give her a million stars but I’m limited to 5. She took the time to answer every question even though I know she had to go to her next call. That didn’t go unnoticed and was truly appreciated! You are a gem, Liana! You need a huge raise and a management position! Matter of fact I think you should be the one in charge! lol once again thank you and I appreciate ALL your help today!!!!

    I signed a lease with this company, paid all required funds, and had a confirmed move-in date five days ago. The morning of the move-in date they tell me that the water and gas haven’t been turned on and don’t give me a clear timeframe as to when it will rectified. After paying for movers and incurring moving costs I was left without access to a habitable property with little to no communication. As of today, it’s day 5 without access to a habitable property due to utilities not being properly activated. Despite multiple calls and emails, I have only been told “we’re working on it” with no clear timeline or resolution. In the meantime, I have been forced to stay in a hotel and incur additional expenses daily. At this point, I am requesting: * Immediate confirmation of when the property will be fully available * Rent credit for all days without access *Refund for electrical services that I was not able to use but were transferred into my name * Reimbursement for temporary housing costs caused by this delay I am hoping for a prompt resolution and direct contact from someone from this company who can assist me with this matter in a timely manner.

    I'm having the worst experience with a property manager, and my lease has barely even started; just thinking about having to deal with them for a while makes me want to cry. I'm moving out of state, and the house was supposed to be ready on April 9th. Since, supposedly, it was already occupied. During the last week of March and April, we ended up having to pay for a hotel and our stuff in storage. When the house was finally "vacated" and "repairs" were supposedly made, we went to inspect it, our first visit, however, it was not in habitable condition. The entire house smelled foul, the refrigerator had an extremely nasty odor, there were cockroaches, and the dishwasher was off-level, so much so that the door wouldn't even close, not to mention all the other details. Consequently, they asked us for an extra week to complete the repairs. We paid for that additional week at the hotel, yet today, the day our lease officially begins, we returned to the house to find everything exactly the same, they had done absolutely NOTHING. All of this results in a loss of money for our family, I'm worried that my two year old son is in a house in those conditions. The house is filthy, smells terrible, and is uninhabitable. The customer service is quite rude, they are unwilling to help, and it is obvious that they are completely disorganized. This is just the beginning, I don't even want to imagine what the rest of this year is going to be like. My advice is that, If you have the chance, avoid renting any place by this property manager. I will be updating this review during my time with them.
