I have been with this rental company for the past 2 years. The first year should have been my first clue. My entire homes flooring was improperly installed and is now buckling and coming up. There were several yard encroachments on my neighbors fences which I cured. Old mattress and trash in the back yard upon move in reported and nothing was done. My water and sewer bill increased from 60-80 a month to 200 plus a month due to a constant running toilet that I reported in my INTIAL walk through of the home. No working carbon monoxide detector in my home. And on top of that I received HOA violations with charges amounting to 700.00 dollars for mulch violation when there is no mention of mulch requirements in the CCR’s. Crazy thing is I place mulch every spring but the violation was for not refreshing mulch even though over half the neighborhood doesn’t even have mulch. I requested a hearing with the HOA and was never given one even though I had a right to a hearing. And was threatened with eviction if I didn’t pay. My tenant rights have been violated several times with Progress sending random people to my home without notice. And then charging me for services the vendors did not even complete. This is not a very good rental company.

I’m going to start off with saying have not had a great experience trying to rent from them. I’ve reached out repeatedly to check on the property I applied for and just to be told that they were waiting for documentation that came back a week in advance. Then I’m told the property was rented to another individual, they could have told me another was interested in the property and shown me other properties in the same area for the price I was looking for. But instead they want to communicate any of that to you. Just leave you guessing. I regret paying the application fees that I already feel are a scam that people run on others. I spent $110 just to be told I’m not getting the resident I applied for. Then gor no one to communicate back unless I call about it. I will not be moving forward with this rental property management. I highly recommend no one rents from them. And I’ll be reaching out to the state to look into them for fraudulent activities. Thank you

My experience has been horrible so far and I haven’t even moved in yet. Might just call and ask for my money back. I was told I don’t need to pay my app fee because the home I originally wanted got taken by someone else. So they transferred my app to another home then I viewed it and it wasn’t exactly like the pictures so I decided to move my application to another home. Which I got approved for and they told me not to pay the application fee due to it would be waved considering the circumstances. So when it came time to pay move in cost they told me deduct $55 from my amount owed to move in. So I paid everything I needed to. Did everything I was supposed to, to move in. Comes day to have orientation nobody called I called multiple times. Got the run around each time. Finally someone said I need to pay the 55$ to move in. Which I was told was waved but they don’t have no notes that I was told this information, I needed to be out my apartment tomorrow and I’m a whole day delayed because of miscommunication on their end. I’m not happy at all. Just disappointed for the headaches and set back a communication error caused. Again not my fault I was told the fee would be waved and they never kept their end of their promise.

I am actually quite shocked at how great of an experience I have been having with Progress Residential thus far considering the amount of negative feedback. From the time I applied, to move-in, to maintenance request, everything has been perfect! The only complaint was the house not cleaned quite well prior to move in but regardless, I like to clean before sitting down on ANY toilet that will be in my new residence whether it had been cleaned prior or not. There was a gas leak on my move in day and they gave me step-by-step instructions on what to do. I had the local gas company come out in 15 minutes and a progress technician out the very next morning because it was safe for him to wait until the morning to service the issue. All on a WEEKEND. I do wish they check every single thing before allowing residents in but that’s it. Other than that the customer service aspect has been amazing! Thank you Progress Residential!

My experience with Progress Residential has been overwhelmingly negative due to persistent miscommunication, poor management, and processes that make tenants pay for the company’s own errors.
My lease start date was set for November 12, and I paid my deposit in October. By policy, I was required to have renter’s insurance and all utilities in my name by November 12. Despite this, Progress did not send the actual lease for signature until 8:10 PM on November 11—after multiple phone calls from me asking for it.
Along with the lease, they finally provided the move-in cost sheet, which I had not been given until that moment. They require certified funds for any move-in payments made within three days of the move-in date. There is no way to obtain certified funds at 8:10 PM the night before move-in, yet by the next morning (November 12), they were already sending automated emails demanding immediate payment. To make matters worse, their "orientation" representative said she could "make an appointment" for me to drop off the certified check at their office (an hour drive from me) with no consideration for my work schedule or my time. To avoid further delays, I overnighted the check. Regardless, I am now paying utilities, insurance, and rent on a property I have yet to access. I have always been a homeowner, haven't leased since I was young. I am single and decided I no longer wanted the headaches associated with owning a home so I sold and decided to lease...needless to say, a huge regret now.
Overall, Progress Residential demonstrated poor communication, disorganization, and an unwillingness to take responsibility for their mistakes, while expecting tenants to jump through hoops to compensate for their inefficiency. I cannot recommend them based on this experience.
