There was a water intrusion issue under our kitchen sink. A pipe was leaking under the cabinets, causing flooding. Progress sent 2 technicians out but neither technician did anything to resolve the problem. The water eventually caused mold to grow in the cabinets. Progress finally took action and removed the cabinets, including the kitchen sink and dishwasher. That was over 2 weeks ago. As of today we still don't have a kitchen. We have been preparing our food and washing the dishes in the bathroom. There are holes in the wall where we can see to the exterior, and it's freezing. Also, the moldy cabinets were moved to the garage, making that unusable as well. Despite numerous calls I am unable to contact the service supervisor or the property manager. I have even connected with their Facebook page, but to no avail. They have sent 3 technicians to reinstall the dishwasher, but we don't have any cabinets to install it in. The approved vendor submitted his estimate over a week ago and it still has not been approved. I do not recommend Progress Residential.

If I could give them zero stars I would. I got waken up at 5:00am by my roommate stating that the hallway was flooded. I called the Emergency line for progress by 5:15 am ( was turn the water off to the house to prevent any more damage) it took them over 8 hours to even assiasign a tech then it was over 12hours before a tech even showed I told them when I called serval time through out the day they where going to need a third party when the tech finally came in at 6:00pmish he took pictures and said they are going to have to send out a third party. I asked when they did get a third party out that night but failed to tell them anything about the issue so they where not able to fix it that night. Remember We have no source of water in the house including being able to use the bathroom. So we was unable to use the bathroom prep food or anything that needed water for well over 24hr. I asked one of there so called customer service people what we was supposed to do about that can we turn the water on to take care of that kind of thing I was told no or we would be responsible for the damages. But they couldn't give me a solution either. When the third party showed up Progress had only approved half of the job and was going to leave soaking wet dry wall on the other wall to allow mold to grow. I called them aging and they said they had to get a third party out for it. The original third party was still here at that point I let them know that they refused to let them to go ahead. Last time I check all walls have two side if one got wet from a busted pipe in between them so did the other. Earlier in the month a shower broke as well and that took almost 2 weeks to fix then the next week that happens. Their service team team is a joke the most I ever seen them do is fix the shower 90% of the team they come and take a picture and leave. They should get rid of that department and just go straight to a third party.

This is the worst company that we have rented from. We have only been in this home since September 2025. Since being here that price of our gas bill is extremely high. We have asked someone to come out and expect what is going on, and to look into our account to see how much we pay per therm. When I called I was told that they don't know how much per therm we are paying. A case has been created to see about the bill and the response that we receive is " there is nothing wrong with this bill. a normal about ranges from $150-$350 during the winter months". Mind you, we had gas in our pervious rental home and NEVER paid this much for a gas bill. We are paying $350 for 1 month of gas!!! That's extremely high and it is NOT normal. When we call to express our concerns we are told that there will be a case that will be opened and nothing is ever resolved.

We had continuous mold issues that they painted over the first two times. Then they sent someone out, without fixing the ventilation issue. Mold came back again which they treated. After painting the ceiling and mold started forming coming down the walls in the corner. We had a baby in the house and they neglected to act with urgency for the house transfer request. We finally decided to just move out in which they agreed to let us out of our lease. The floors needed to be re-stabilized which I put work orders in at the end of 2024. In spring 2025 they sent a contractor out and he said they would have to take out all the floors upstairs and that the company would have to move us out. Then magically they never received a quote because the contractor didn’t do work in my area (but he came out to get the estimate for the floor work to send to them). The last straw was them not providing me with my original lease which stated the proper security deposit on it. I went through my email and found the document which listed my total security deposit and I still have the money orders that was paid to progress. The lady told me to keep them for my records in which I did. The townhouse had a roach issue in the beginning so I paid for a professional pest control company to come out and spray once every two months. I was diligent about placing work orders when ever something went wrong. At times they would close the work order without resolving the issue. I just want to be treated with respect, instead I’m met with someone in the move out department trying to undermine me.

Proud long-time resident- I truly love this team. They have always taken incredible care of me and my family. I’ve lived in this home for several years, and any time something has happened, they’ve responded quickly and professionally. They are an amazing group of people with great response times, both during and after business hours.
Most recently, a light fixture fell in my home. The technician, Darius, was absolutely amazing. He communicated clearly about his delay and kept me updated on his arrival every step of the way. When he arrived, he didn’t just put the light back up it was it entirely new fixture. He made sure the issue would never happen again, took the time to clean up all of the mess (not just part of it), and even apologized, even though the situation wasn’t his fault at all. That extra care meant so much to me.
The same level of kindness and professionalism extends to the third-party contractors they work with. For example, a plumber named Wayne fixed a major plumbing issue in our downstairs restroom after it flooded. He made jokes, held long conversations, and genuinely made us feel comfortable — like a close friend stopping by to help, not just someone doing a job. I don’t take that lightly. I’m very sensitive about my space and the people who enter my home, and every single person they’ve sent has been helpful, kind, and highly skilled.
This is an older home, so there have been plenty of issues over the years, but they have always responded in a timely manner and repaired or replaced whatever was needed. I honestly don’t have a single bad thing to say.
Thank you for the past 4–5 years of outstanding care, friendship, and partnership. There has never been a cold winter or a hot summer because of how well you’ve taken care of us. Even though this home may not be ours permanently, you’ve made it feel like it is and like we’re more than just another number.
