    I moved into a Progress Residential home on June 5, 2026, and within days began experiencing water leaks from the HVAC system. Despite multiple maintenance visits, contractor visits, emails, phone calls, photos, videos, and work orders, the issue remains unresolved as of June 22. Water is still dripping from my ceiling into a bucket, repairs have been delayed because the underlying HVAC issue was not properly fixed, and I have been unable to fully enjoy or comfortably settle into my home. I have also experienced concerns regarding damp flooring, odors, and inconsistent temperatures throughout the house. The most frustrating part has been the lack of communication and accountability. I have repeatedly had to explain the situation to different representatives, yet the problem continues without a permanent resolution. I am sharing my experience in hopes that Progress Residential will take greater urgency in addressing ongoing maintenance issues and improve communication with residents experiencing serious home repair concerns. I will gladly update this review if and when the issue is fully resolved.

    The stars represent Lizzy S. who came through in the clutch like a rockstar!!! Everything started off smooth, I found a home that I like it was coming available so I applied. I paid the holding fee and it was cool until the home became ready. Mind you I would get a weekly email advising the home wasn't ready. Once it was ready the Monday prior to the move-in, that's when things went left. All of the template correspondence that didn't correlate with my timeline was very aggravating. The tone was always finite which wasn't appreciated since it didn't apply especially when it's threatening!! The day of the scheduled of move-in the rep who was supposed to go over the final steps in order to move in never called nor send any information. I was having issues uploading my move in funds (FYI don't use money orders). I found out after the fact that their system has a hard time processing money orders and it the funds aren't accepted you move-in rep would not be calling you.. IMAGINE!!!! So an hour past our scheduled time, I begin emailing and calling. Along comes Lizzy S. and saves the day and the ordeal. She was informative, insightful and was willing to think outside the box to get it done and get it done she did. I moved in as scheduled and so far so good except the AC isn't blowing on the second floor. It was a suffocating weekend on the second floor so none of the bedrooms are unpacked (shurgg).

    I want to take a moment to recognize Ms. Shelia for her outstanding support and professionalism. Recently, my family experienced a discrepancy with a lost/delayed payment that created a significant inconvenience for us. Although the situation was unusual and challenging for everyone involved, she approached it with genuine care, patience, and compassion. Throughout the entire process, Ms. Shelia remained consistent, communicative, and committed to helping us reach a fair resolution. She went above and beyond to ensure the issue was handled thoroughly and thoughtfully, easing the frustration this situation caused for our family. Even though the delay was through no fault of our own nor Progress Residential, she stood alongside us every step of the way. Her dedication and empathy made a difficult situation much easier to navigate, and we are truly grateful. Thank you, Ms. Shelia, and thank you to the entire team for your support.

    Horrible maintenance department and customer service within the maintenance department. My dishwasher broke two weeks ago. The guy comes to fix it and disconnects the drain line from the input of the garbage disposal. He leaves saying not to use the dishwasher because we need to wait for parts. He did not however, tell me that the sink would then just dump basically everything that went into the kitchen sink down into the cabinet below, causing water damage to the cabinetry, carpet behind the kitchen island, and hardwood flooring in the kitchen (warped wood). Their solution to this as of now is to replace the carpet, but I have no idea about the other water damage. Today they sent a vendor to replace the carpet, but the carpet doesn't even match and makes the house look trash (pictures attached). In addition, they treated my furniture poorly and did not move it back correctly. How difficult is it to take pictures of the room beforehand so you can put everything back correctly? And, yes, I could talk to the vendor but quite frankly I didn't hire the vendor, I doin't want to talk to them and I don't have time to talk to them. Meanwhile I still don't have a dishwasher because we are waiting for parts for a throwaway base model GE dishwaser - all of this damage and staff driving to and from the property over a cheap dishwasher. While dealing with this, I reported that there is a hole in the concrete slab foundation of the home. Keep in mind that this is of no concern to me because honestly it's not my property I just live here. But I know foundation damage is a serious issue for a property. Instead of coming to take a look, they ask for more pictures. I had already sent pictures so I responded that they have members of the team in and out of the home all week - why not have one of them do it because I really don't have the time and I've already spent so much time communicating with maintenance regarding the dishwasher. The icing on the cake, however, was when they sent a vendor out to take care of some live bird nests on the property but all the vendor did was take the nest down - they did not clean at all. I know I can probably just get out there with a ladder and a hose and maybe wipe it down, but the company hired to remove the bird nest should have cleaned up so they can properly handle the bird waste. It is inappropriate to ask a tenant to clean up that kind of mess because it's not sanitary and I could get sick. Again, I could call the vendor but it's not my responsibility as I did not hire the vendor. I've already spent multiple hours on the phone with them, spending much of the time on hold, trying to give them a chance to do this right but they do not care to. In fact, when I told them about the sink draining into the cabinetry below I told the customer service agent that I had no way to prepare meals or wash dishes safely and he advised that I was dishes in the bathroom. That's incredibly unsanitary and I'm shocked at the response from that member of the team. Progress Residential: If you'd like to make this right, I need support from management - someone from the management team to actually come to my property and make sure that things get done right. Almost every single ticket that I have opened recently has been poorly handled.

    This company absolutely deserves a 5-star rating, solely because of an incredible employee named Ke Neely. For over a month, I was trapped in a stressful, unresponsive cycle trying to get assistance with a Home-to-Home Transfer. My family's situation was incredibly heavy—we had just buried my father, I was starting three college classes, and my children and I were utterly exhausted, living out of packed totes for weeks because the transfer process had completely stalled. When Ke called me, she was actually reaching out from the payment department, not transfers. Distraught, I explained the logistical nightmare and dismay I was experiencing. After efficiently handling my payment issue, Ke chose not to stay in her lane; instead, she went to bat for my family. She immediately emailed every supervisor she could find, marking the correspondence "Emergency/Urgent." True to her word, she called me back later that Friday evening to check in. When no one had reached out yet, she assured me she would stay on top of it until it was resolved. By Monday morning, the Transfer Department was actively emailing me—all because of Ke’s sheer determination. She followed up again on Tuesday to ensure things were finally moving forward. Ke truly redeemed this company in my eyes. She went entirely beyond her scope of work at a time when my family needed a lifeline. I am profoundly grateful for her empathy, professionalism, and dedication. Thank you, Ke. The world genuinely needs more people like you!
