I recently moved in, and overall the leasing experience was smooth. Delia was especially helpful throughout the process—she was responsive, supportive, and made everything much easier for us.
That said, I do have a few concerns about the property. The spa has not been functioning, and after looking into it, I noticed several previous reviews mentioning the same issue, which suggests it may be an ongoing problem. Additionally, the pool hours are limited to 6:00 PM, which is quite restrictive, especially considering sunset is much later. Extending the pool hours would significantly improve the resident experience.
I wish I had been aware of these aspects beforehand, as they might have influenced my decision. I hope management addresses these concerns moving forward.

Be careful with Solis Apartments in Orlando. My daughter was there for 4 years. We paid a monthly damage waiver fee to cover normal wear and tear plus an insurance policy to cover damage thru State Farm. ( An apartment damage waiver program is a landlord-provided benefit where a non-refundable, typically low-cost, monthly fee allows residents to avoid financial liability for accidental damage to the rental property, such as carpet stains or minor wall damage, replacing a traditional security deposit for these types of incidents. While convenient, these waivers often don't cover all types of damage or loss, and residents should understand the specific terms, conditions, and exclusions, as they are not a substitute for renters' insurance, which provides broader coverage for personal belongings and liability. )
I started patching nail holes from pictures and the TV, but a maintenance man was there and said, "Don't bother." They always refresh all apartments before the new tenants move in. They are now charging us over $900.00 for clean and repaint, which is covered by the damage waiver we were charged monthly for.
also it is NOT a gated community. There is a fence around the property, but the entrance gates NEVER worked the 4 years my daughter was there. Now they sent the false $900.00 charges to a credit bureau.

5 stars for the maintenance team and supervisors, Carlos and Louis- attentive and quick!
5 stars for Thomas, he’s attentive and genuine and I swear one of the hardest working employees here.
Apts are order buildings, needing cosmetic work and the gate needs repair, but for the most part living here almost 4 years has been good. Bear in mind common issues that come w renting in Florida. Overall, I feel safe and respected here.

Me and my roommate went and toured yesterday and we were more than happy to start the application process at the solis! All of the staff were the sweetest most helpful people. The tour was very in depth and all details were given. On our end of the application we were having issues, we stopped in 3 different times into the leasing office for help, and Delia, one of their agents, was so kind and personable. She took the time to sit down with us each time to help us figure everything out. The atmosphere was very homey and comfortable and we felt so well taken care of as future residents!

Last lease here thank god!!!. STAY AwAY!I was a fool to sign last year again oh well you live and learn. Next door same pricing and they will actually fix your requests. Solis will mark your request completed without even coming by. I have contacted attorney for what options I have since they refuse to change and clean my ac unit. Tested positive for mold on 3/8/2026. So thankful I was approved for luxury apartment in Oviedo. Goodbye roaches and moldy ac units!
