  Our bank hired this 3rd party to give an appraisal. Not only was the guy an appraiser for less than 3 years, he didn't even fill out the appraisal form right. He used comparables that were smaller and not updated with perfectly good comps within 2 miles, in like neighborhoods. They also state that a home in an HOA neighborhood is no different than one without an HOA. Really? By using the comparables in the neighborhood that are smaller, when you add the extra square footage from our home, it increased the value. We didn't get that in the value. Not only did they border negligent, when we sent back a detailed rebuttal, they only answered 3 points and not the main ones. Embarrassing that his company can make money off of totally subjective thoughts that don't make sense. Very disappointing they are in business. I would not recommend using them at all! Save your money. Go someplace else.
