    We recently purchased our beautiful home, from the start Nick has helped us professional build our home piece by piece he has been very patient with us. Scott and Jenny professional constructor managers have sent us videos and photos every week making us more and more excited to see our home. They have kept us updated and helped us with all the questions we had and we finally have made it to our beautiful home we love it very much and it was a great experience. Thank you

    Most of the positive reviews are from future homeowners who have not closed yet. During the building process, the sales agent repeatedly pressures buyers to leave a good review, which explains the abundance of five-star ratings. I originally left a positive review but removed it after closing and replaced it with this one. I’m glad to see others are now sharing the full picture post-closing. Ryan Homes does not build quality homes. After closing, my home had a long list of issues. Marcos from the warranty team has been great and responsive in addressing the problems, but Scott, our builder, did poor work and left us with significant issues after closing. I have built multiple new construction homes, and after this experience, I will never build with Ryan Homes again. There were numerous problems discovered after closing, and it took months to resolve them. Jessica from the funding department was also not helpful throughout the process. Buyers beware: don’t be misled by the five-star reviews written during the construction phase. The real experience begins after closing. I will NOT build with Ryan homes again. I have addressed my concerns during surveys and I hope you guys fix these issues so future homeowners don’t face the same problems I had.

    Im surprised there's not more negative reviews yet, I've heard a lot of similar problems that others have had in the neighborhood. Major electrical problems discovered when we were upgrading our lights. Many wires are damaged to point of showing bare copper on the hot and neutral wires, some covered in tape and some left exposed. How did this pass inspection? At least one wire was damaged so badly that it broke in half when moved. See pictures for just a few examples of what we have found so far. An investor bought the house directly across from us which is the same model and somehow paid $52k less than we did. Rumor has it that Ryan Homes recently sold quite a few lots/homes to another investor. It appears Ryan Homes is giving special deals to investors and screwing over regular homeowners. During the building process work doesn't stop for any reason. There were major concerns with concrete crumbling and sitting water on the slab soaking into the studs for weeks, but the builder didn't care and wouldn't pause to even properly address the concerns. We have proof of them covering up excessive moisture in studs with drywall, in an attempt to ignore and cover the problem. (See picture) The final walk through is a joke. There were so many things wrong, very few notes by the builder. They assured us they will have the vendors come through to fix everything, but they missed the majority of the cosmetic problems. A brand new house should be brand new, not dirty, not obviously repaired. Things happen, sometimes damage happens, but usually builders are good about repairing it so you never know and can't tell. This is not the case with Ryan Homes. There are multiple drywall spots that are repaired horribly. There is damage to almost every piece of trim that has just been painted over instead of properly fixed. There is paint/gunk on most light switches and covers. There are even some outlets that have paint inside them. They installed grass that was dead and fungus infested, told us they would replace the dead grass and still haven't after two months. They completely missed the window coverings and they couldn't be installed until after we closed. Its normal for builders to use low quality paint, but it appears they are watering down the low quality paint and the walls have a chalky feeling and you can't even touch them without leaving marks. Doors and hinges weren't weren't installed correctly, they are either crooked and/or have tension on them. Despite them cleaning the house multiple times, its done so horribly that the house is still filthy and needs to be cleaned before you move in. The white grout was already stained from the jobsite being so dirty. Luckily they did have their grout cleaner guy come out after we closed to clean the grout. We were very clear we didn't want any acid used and he insisted it was only very mild, however it actually damaged the surface on some of the tiles. The tile work is actually pretty good, better than other new builds we have had. BUT the grout work is not acceptable. Even the builder said that the grout wasn't mixed correctly....but obviously they can't do anything about it now, so we are stuck with grout that has construction debris in it, and grout that probably wont last very long. (See pictures) They installed the wrong kitchen countertops, but they did finally replace them after putting up a fight. They have a hidden irrigation program that still waters the lawn daily even after setting it to only water the lawn two days a week. this caused our water bill to be about 6 times the normal price until the city sent someone out to help us figure out the problem. They said its common for builders to do that, but they usually turn it off before closing. Ryan homes didn't. They installed the air handler in a way that the filter is not accessible and therefore can't be changed. (See picture) The model homes are total misrepresentations of what we got. Quality is different. There have been a lot of misrepresentations and empty promises through the whole process.
