  I have lived here going on 2 years. I love the community as well as its location within Winter Garden. I will say that the nature of my purchase was deceptive. The lot rent I was quoted was changed and raised significantly at my closing even though I had contingency agreement. I had another home owner tell me the same thing happened to them? Having sold my home I really had little choice but to move forward. Was given the excuse that Hyde Park was so close to the million dollar town homes in downtown Winter Garden. It was actually just an excuse for increased lot rents and it does impact property resale values. It’s concerning as to the cost of living in the community will continue to price retirees out from an affordability standpoint with homes continuing to be sold below value. Lot rents are raised 3-5% annually. This also affects homes not being maintained as they should be. Unfortunately it affects the community as a whole.

  Pretty good sub division, BUT for being a younger member of the community, I get hassled by other tenants, one way or the other, when I use the public facilities. People always ask me if I live there and often ask to see my ID. Had one guy all but follow me to my car. Almost every time. I’ve lived here for 10 years, taking care of my elderly mother, but people confront me when I use the public facilities. Not the parks fault, but younger future tenants beware.

  Great location and probably the most affordable housing solution in Winter Garden.

  Office opens 9 am. They don’t answer the phone .. they have selective rule enforcement. Rent increases are constant and high !!
