I have to agree that the community is not as good as it used to be. The upkeep is not good. And where is the security that was sent out in an email. The place is over run with teenagers. And scooters and e bikes have taken over the complex.

This text is a complaint. Since Avenue5 took over the management of the Tuscany Bay-FL condominium, several problems have arisen. Cleaning, security, and maintenance have all worsened. Even so, I chose to renew my lease because there were promises that they were still adapting and that everything would soon return to normal. At the end of January, we moved to a larger apartment within the same condominium, and I was required to pay a security deposit. I requested that the deposit from my previous apartment be applied and that I would only pay the difference. After my application was approved, and with less than 7 days remaining before my move, I was informed that I would need to pay $1,200 for the apartment change. THIS WAS NOT A MID-LEASE MOVE—my lease was ending, and instead of renewing, I moved to another unit, yet I was charged this abusive fee. I asked for an explanation and justification for this amount, but I never received a response. The office informed me that I would need to pay the full security deposit and that within a maximum of 40 days, I would receive a check for the amount of my previous deposit. More than 70 days have now passed, and they have neither returned the money nor provided any information about when this will be done. The phone number they gave us is never answered, and they have not responded to any of the emails I have sent. I have already informed the office that I will take this matter to small claims court and will also file a complaint with the Better Business Bureau regarding this entire situation.

I’ve been living at Tuscany Bay Drive Apartments for nearly four years, and unfortunately, my experience has been disappointing. Management changes are frequent — three times in my stay — yet the service quality has never improved. They initially attract residents with appealing discounts and offers, but once you move in, the management’s responsiveness and professionalism drop significantly. Rent increases are justified as “market adjustments,” even though new tenants often get lower rates for similar units. Reaching the office for help is extremely difficult, and when you finally do, the staff tends to be dismissive and unhelpful. Even minor maintenance or service requests require multiple follow-ups. Overall, poor management and inconsistency make this community hard to recommend. One good thing about this community is their maintenance team is very good and they keep the community clean

My wife and I have lived here for several years. I have never seen such a place go down hill like this place. The complex is being overrun with teenagers from other neighborhoods. They are vandalizing the complex and causing damage to doors with their kicking of doors. There is mud on walls and the mail box areas are being destroyed. We need security at night. The security officer only patrols twice a night. Kids are running amok with their electric scooters and bikes. No one cares about our safety. The buildings are not being maintained like they did before new management . Think twice before leasing here. This is not the place for us anymore. Very disappointed with the way things are handled. Also cars are being broken into.

Management does not care about all the crime that is happening in this complex. The property is not maintained like it used to be. I would say that this is the hood in Westchase. I definitely don't recommend anyone leasing from there.
