I have been living here since 2023. The first year was okay. Susana, the former manager, was upfront about the units not being the newest or updated, which I appreciated. Maintenance has been helpful; for instance, my air conditioning broke a few months back during the summer. Living in Florida, you know how essential AC is, especially with a dog. Initially, I felt frustrated with the agents I spoke to because they assured me maintenance would address the issue. They provided a portable AC as a temporary solution, but days went by with no updates, raising my concern about my electric bill.
When I returned to the office seeking updates, the conversation became a bit tense, but Manager Sally stepped in and ensured we received a rent credit to help offset the inconvenience. Ultimately, the AC had to be replaced.
Recently, on November 2nd, my car was stolen from the property. I followed due process, contacting the police and my insurance. Fortunately, the police found my car later that same day in Riverview. However, my original car key and storage key were taken. The police advised me to wait for detectives to review surveillance footage, but it has been over two weeks, and management has yet to provide the video recording to the police. This has left me uneasy, knowing someone has access to my keys.
I tried emailing the regional manager since Sally no longer works here, but I received no response. I went to the office again yesterday, only to be met with empty promises from the agents, who said the higher-ups were in a conference until Thursday, leaving me to wait yet again.
Overall, my experience here has been frustrating, and I am glad to be leaving this place. I will also be seeking legal action because this is getting ridiculous. I do not recommend moving here!

I do not recommend Valencia for one reason: the amount of white vans and large work trucks, they do loading and unloading right at the side walk, right below our windows, blocking the walkway and making very loud noise, there is a guy here that every day do work inside his van , very noisy, he throws tools on the floor, super noisy, he just don’t care, early day, late night, every single day. These vehicles are large size and occupy the entire parking spot, making the already small spots even smaller, my brand new car already has two damages here, $1200 to fix it.

Do NOT let these reviews that they are probably promising people things to say nice things about them. This is the worst apartment complex in this area in my opinion and I stand by that. It’s infested with roaches, ants, and mold/mildew and it is literally falling apart day by day.
You have a staff that is so unorganized and at this point unprofessional which makes sense because they don’t even have a manager so it’s only agents in the office. No one ever answers the phone and you have to basically threaten them with withholding rent just for you to get a return call. I called for a week straight after being advised by maintenance to once THEY confirmed it was mold. No one answered and their only excuse was “phone issues.” Even after I said I called multiple times throughout the day for 6 days straight. If I could afford to break my lease I swear to Glory I would.
Also, none of the maintenance workers speak English. Maybe one and he happens to be the supervisor but obviously you’re not going to always get to speak with the maintenance supervisor when there’s issues. Also, you have to do double the work to make sure maintenance calls you before entering. Imagine being knocked out sleeping on your couch in your pajamas & you hear a knock from maintenance and they come in instead of being given a 24 hour notice that they will be there. Imagine this also happening while you’re not home but you have expensive, costly items out and they enter your home AND leave the door unlocked.
I don’t know if Susanna is still in the office or not but if she’s not, I can definitely see the difference. It’s like now there are people in the office & it seems like they don’t give a DAMN about tenants. Between their tome, constantly cutting you off when trying to explain frustrations & the best part is once you’re done explaining certain frustrations, they will use the stupid line “well if you refer to your contract …” and blah blah blah to cover their sorry tails. The only person who has ever returned calls & gotten anything resolved really was Kristina. & again… this was after blowing their phones up & requesting to only speak with management.
I even left a voice message for the regional manager and here we are two weeks later and still no return call. I’ve left at least two more follow up call back requests since this past Saturday for a manager to call me back and guess what… CRICKETS.
Last, the parking is so bad I’m having to park on one side of the complex. I have to be home by 7pm in order to get a spot in front of my building. 4 cars per lease is beyond stupid especially for a 1/1. The only way around this is of course MORE MONEY FOR A RESERVED SPOT. Imagine being a woman in today’s society & having to constantly watch behind you while you’re walking home because you’re terrified someone is going to walk up behind you & do God know what because you had to park so far away from your building.
As stated above, based off of my experience, you are better off living in a shelter or under a bridge instead of living here. I’m in tears writing this because I feel like I’m in hell living in this apartment & I hate that I renewed my lease here.

Very disappointing experience. Despite several attempts to contact management, they have not responded. Their actions appear improper, and I will be pursuing my rights through FDACS. Unprofessional and unacceptable.
