    Serious Habitability & Safety Concerns I am writing this review after more than 40 days of ongoing problems with this home and repeated failures by Progress Residential to properly resolve them. I relocated from Las Vegas to Florida, trusting that I was moving into a professionally inspected and managed home. That trust was misplaced. From the moment I moved in, it was clear the property was not properly inspected or prepared. What followed has been a continuous cycle of unresolved repairs, poor workmanship, closed work orders that were never actually fixed, and extremely poor communication. Major issues I have experienced since move-in include: • HVAC / Heat & AC Failure: The home had no properly functioning heat or AC at move-in due to incorrect installation/connection. Interior temperatures dropped to approximately 60°F, yet this was not treated as an emergency, leaving me without proper heating for days. • Severe Electrical & Safety Issues: After electrical work related to the washer/dryer, the entire home began losing power repeatedly. At one point I returned home to no power at all. The garage and front electrical circuits later stopped working, leaving one vehicle stuck inside the garage and another stuck outside. Most alarming: an electrician who came to the home found that a main large electrical cable was loose, and he was shocked while inspecting it, stating this could have caused a serious safety hazard or disaster. This is unacceptable and extremely concerning. • Fire & Smoke Detector Safety Failures: Smoke detectors are overly sensitive and go off from normal cooking and even hot showers. A technician also stated that several detectors were not properly hardwired and were instead running on batteries, which raises serious fire safety and habitability concerns. • Plumbing Issues: The second bathroom shower drains extremely slowly, causing water to pool in the tub. • Irrigation / Sprinkler System: The sprinkler system has been “fixed” multiple times, yet continues to malfunction due to poor pressure and leaks, showing repeated improper repairs. • Window Screen Issues: Window screen problems were present and required additional follow-up, adding to the growing list of unresolved items. • Gate Access & Clicker Delays: Gaining basic gate access to my own home took an unreasonable amount of time, back-and-forth communication, and unnecessary delays. This should never be a struggle for a tenant. • Work Orders Closed Without Resolution: Multiple work orders were marked as “completed” even though the problems were not fixed, forcing me to repeatedly call and reopen cases. • Lack of Communication & Management Follow-Through: I repeatedly requested to speak with management. One manager called and promised that another manager would contact me the same day. It has now been days, and no one followed up. This pattern of promises without action has been constant. Even technicians who came to the property acknowledged that the home was in poor condition and that previous work was not done correctly. After more than a month, I still do not feel safe, stable, or comfortable living here. These are not minor inconveniences — they are habitability and safety issues that should never exist in a professionally managed rental. Based on my experience, I do not recommend renting from Progress Residential. The lack of proper inspection, repeated unsafe conditions, poor workmanship, and careless communication have caused unnecessary stress and hardship. I regret choosing this company

    I have had ongoing and serious maintenance and communication issues with Progress Residential. After Hurricane Milton, my home required a tarp on the roof, yet Progress Residential was unresponsive for nearly three months. My roof leaked every time it rained, water came thru light fixtures, sounded off fire detectors every time it rained and even experienced black mold due to this. Action was only taken after I filed a formal complaint with the Florida Department of Agriculture and Consumer Services (FDACS). THEN during the summer months, I experienced repeated HVAC failures that left my family without air conditioning for extended periods. These issues ultimately led to a full HVAC replacement. Now, during the winter months, the heating system has never worked since the replacement and trips the breaker whenever heat is turned on. Throughout all of this, emails and maintenance requests have gone unanswered or unresolved for weeks at a time. Repairs are delayed, communication is inconsistent, and issues affecting habitability are not treated with urgency. Based on my experience, I would not recommend Progress Residential to anyone.

    Absolutely terrible people to work with, my girlfriend just moved into a place in lutz Florida A nice four bedroom house in a quiet neighborhood and they moved her in with no washer and no dishwasher working. Both of them are not working and they had to put work orders in for both of them and it’s been three weeks now without either of them and two different people have come to fix them and still nothing has been done and now we have to wait another two weeks for them to do anything and still try to charge us full rent on top of other extra fees, and which nothing has been done And every time she calls, she gets put on hold for 30 minutes to an hour absolutely terrible people to work with would not recommend absolutely awful

    I would rate them zero or negative stars if I could. My application was accepted for a house in Holiday. I received the rental lease agreement around 2pm on a Friday when they close at 4pm. I work a regular 9-5 like the rest of the working class. I was given 24 hours to sign this lease agreement and send the deposit money. I had questions regarding the fees being applied to my REGISTERED ESA (cat), I was still being charged for pet rent when it should have been waived due to him being REGISTERED and provided the paperwork to prove so. So, the pricing on the lease agreement was incorrect and I wanted it fixed BEFORE signing it, because once I sign an agreement I am legally bound to what I signed for. I called two different numbers multiple times trying to get a hold of the person in charge of my application, Adrian Cabrera, and then Progress Residential once I couldn't get through to Adrian. Each time I called the automated system told me to call during regular business hours and there was no way for me to leave a voicemail. I also sent in an email letting them know I had multiple questions about the incorrect fees on the lease, including a $20 charge per month for "smart home" with no explanation of what that is or means. I FINALLY got in contact with someone on Monday who told me they are open on weekends. I called the exact number the woman gave me and got no one, multiple times. She let me know my application was cancelled due to not signing the lease agreement. I then spent hours fighting my way trying to get in contact with Adrian. I spent 42 minutes on hold for one of the phone calls, forwarded to multiple different people that were not Adrian. When I finally got to Adrian, he was zero help what-so-ever. He spent the entire phone call talking over me not listening. The answer I got at the end of all of this was basically I was supposed to sign the incorrect agreement and once they received my $2k deposit they would change anything in the lease agreement..... Which i'm sure oif i did sign it and pay them money, I would be locked into that agreement because that is what a signature signifies...AN AGREEMENT. This company is a giant scam, don't waste your time, stress, or money. Not worth it in the slightest.

    I would absolutely never recommend this property management to anyone. My girlfriend and I applied for a house on a Monday. We then got accepted with our application on that Friday. Progress homes sent us the lease to be signed in 24 hours at 3:30 in the afternoon when they close at 4. We had several questions because the lease verbiage was not clear. Unfortunately, progress homes is closed on weekends therefore we weren’t unable to ask any of our questions. These questions included, is there a pro rate for the rest of December? Are the things in the house fixed that need to be fixed before we move in, Etc.. Meanless to say, we didn’t get a hold of anyone all weekend after many phone calls, voicemails, and text messages. Progress then canceled our application first thing Monday morning without answering any questions that we had. It took us maybe 30 phone calls to finally get a hold of someone that basically said “to bad so sad, apply again” at this point it almost seems like they stole money from us. I would zero 0/10 recommend this place to literally anybody.
