  Horrible experience with this company. Started out with trying to get a cash offer. After 3 weeks, 2 insulting offers came in. Then pushed for us to list. After listing, minimal traffic at best. Probably because the pictures they took were horrible, unprofessional and lacking to say the least. Keeping in mind the house is in excellent condition - as stated by their inspectors. We had to write our own listing thanks to completely wrong and inaccurate info by the agent. Then after a month, my agent who treated us an after thought the entire time, was fired. Wasted 6 months of my time and now we will start over with someone else. Be prepared if you go with MS. I will share my experience with many, that's for sure.

  Please do not do business with Mark Spain realty. We are currently in the process of buying a house through them and significant damage was caused by a seller selected vendor WITHOUT being disclosed. We walked into the home to find it in this condition the day before closing and they have continued to be dishonest, not take accountability, cut corners, and provide very unclear communication. It has been a nightmare for us, I cannot stress enough to stay away.

  My family and I entered into what we thought was a straightforward home-sale agreement with Mark Spain Realty after my father passed away, hoping simply to sell his house and move on with our lives. Instead, this company—and specifically agent Megan Hobson—turned the process into a nightmare of deception, false promises, and manipulative contract tactics. From the very beginning, Megan delivered a polished, scripted sales pitch promising that Mark Spain would bring us the best possible offers through their “Guaranteed Offer” and marketing strategy. What we got was the exact opposite: our home was intentionally left sitting on the market long enough for their own investors to scoop it up at a fraction of its value. To make matters worse, their contract terms are completely predatory. They charge a full 6% listing commission with no buyers’ agent commission included, meaning we would be paying a total of 9% or more in fees once a buyer is found. When we realized how unfair and deceptive this setup was, we asked to terminate the agreement. Megan verbally agreed to an unconditional termination, only for the company to send us multiple revised contracts—each carefully worded to leave loopholes that would still obligate us to pay their commission no matter who sells the home. Every communication felt like a trap designed to protect their bottom line rather than serve the client. They repeatedly lied, stalled, and sent new versions of the same manipulative paperwork, proving that honesty and transparency are not values this company practices. We were grieving, vulnerable, and simply wanted to handle our late father’s estate responsibly—but instead, Mark Spain Realty exploited our trust for profit. This company’s entire operation feels like a high-pressure sales machine that preys on families, hides behind fine print, and uses emotional manipulation to trap clients in unfair contracts. If you are considering listing your home with Mark Spain Realty, run the other way. There is nothing “guaranteed” about their offers except frustration, deception, and regret.
