    Have to give a shoutout to Luigi who has always been incredibly kind, helpful and respectful. Maintenance teams can make or break a resident experience and he has never been anything but helpful and pleasant - always saying hi when we see him around and attending to needs promptly. There haven’t been many issues with our actual apartment at all, but when there is - I’m glad to know Luigi is on it!

    I’ll be honest, it’s a fine place to live and the staff is super, super nice. There’s just zero sound attenuation in the walls, so you’ll hear everything in the hallway and from your next-door neighbors. I think these are just things to consider if you’re shopping around because I would’ve liked to know this beforehand. We’re still dealing with the microwave tripping our breaker, and we’ve had it looked at three times already. When we first moved in, the island wasn’t secure and the top almost fell on me when I pushed down on it to get onto our barstools. Another thing is that the paint in the apartment is matte, which holds onto stains and could be an issue with fees when you move out. The carpet in the hallway is starting to smell, but that’s expected. The parking garage has had issues as well. Something has consistently been broken since we’ve been here, whether it’s the gates, elevator, or keypads. The garage is also pretty small. I’ve seen people back up and hit the cars behind them numerous times. Obviously, the staff does the best they can and they do their jobs well. It’s truly just how the building is constructed and the ongoing issues we’ve been seeing.

    I am a current resident, and my experience at La Union has been mostly negative. The positive aspects are straightforward. The property is visually appealing, the common areas are well-designed, the internet is reliable, and the maintenance team is consistently responsive and professional. The Ybor location is also central and convenient. The more significant issues stem from management. The leasing office is disorganized, and communication is inconsistent. A towing incident made this clear. Residents were provided a transponder sticker for parking, and at no point did any communication indicate that a second sticker was also required. We never received this additional sticker. My partner’s car was towed despite having the transponder. When I raised the issue with Kimberly in the leasing office, her response was dismissive and unprofessional. I asked her to notify her team and communicate the requirement clearly to prevent other residents from being unfairly towed. After I sent upper management email evidence showing the lack of communication, the towing fee was refunded, and only then did management send an email explaining the two-sticker requirement. The entire situation was avoidable and poorly handled by Kimberly from start to finish, with no accountability from her end. I am also dealing with an ongoing issue with a neighbor in an adjacent unit (not the unit below) who is both unstable and unreasonable. Despite my volume and bass being reduced to a minimum and using headphones most of the time, this individual repeatedly made noise complaints. The neighbor kicked my door, left a threatening note, and later threatened violence. I attempted to resolve the matter amicably, but the complaints continued. I documented the incidents and reported them to management. The response - again from Kimberly - showed little urgency and lacked professionalism. Instead, she was dismissive and incorrectly accused me of smoking on my balcony, which I do not do. There are also persistent problems with the building systems. The parking garage gates, elevators, entry keypads, and other tech-based features break frequently. The leasing office cannot be accessed through the resident app outside office hours, making guest access unnecessarily inconvenient. Package handling is another frustration. The Luxer system often fails to send notifications, packages are frequently left outside the secure room, and theft has occurred. The resident culture can be challenging. There is a noticeable presence of younger residents who litter, write rude notes on cars, drive recklessly in the garage, create excessive hallway noise, and steal packages (I have personally experienced a package stolen). Administrative processes are similarly cumbersome. Adding a second vehicle requires adding that person as a roommate to your lease (which is expensive), and removing them later requires submitting a new application and paying additional fees. This is excessive and unnecessary for a basic administrative update. La Union has strong physical amenities and an excellent maintenance team, but ongoing operational and management issues significantly undermine the living experience. Based on my firsthand experience, I do not plan on renewing my lease. Update 12/16/25: I still have not received a response from management regarding the unresolved safety concerns with my neighbor, nor have they reached out to me regarding any of the issues stated in this review. I also want to add that they have not responded to any of my emails since last month, including having them complete the resident rent ledger needed for a new apartment community I applied to. Good luck getting in touch with anyone over the phone, because the leasing office doesn’t pick up the phone. I have left voicemail messages that haven’t been followed up on. And if you ever meet with them in person and have an issue that needs to be resolved, you’ll be given an unhelpful customer service scripted response.

    Great place to live! Had to leave due to a transfer from work. The property is just far enough away from Downtown Tampa (3 minutes) where you can save money on rent compared to the other Luxury Apartments directly in Downtown Tampa. The amenities (pool area and gym) are also top notch! The Office/Management Staff are also very helpful and attentive as well! I would definitely recommend considering La Union for your next apartment in the Tampa area!
