    We’ve been living here for a year and have decided to renew our lease. Like any community, there are occasional issues, but nothing out of the ordinary. Overall, the staff are great and very helpful.

    The redhead in the leasing office is the worst I have ever had to deal with. She goes out of her way to be as rude as possible. I have never met a nastier woman in any office. When the elevator doors closed, the other people told me that they've had multiple issues with her too and she was the reason that they were moving out.

    The Good: Great Amenities. Location is pretty great for Tampa as far as a downtown experience goes in this City. Walking access to publix, gym, barber, CVS, free street car (for now), close to Water street/Aquarium/Amalie Arena and continuing developments that will make this location even better as Tampa grows. Friendly neighbors and great rooftop pool. Lots of young professionals and people to socialize with. Leasing office staff is helpful and really kind. Victoria is a little intimidating but helpful. Finally, Ive lived all over Tampa and St Pete and this is the first apartment where I have yet to see any bugs or roaches. The Bad: -First floor residents who deal with flooding. One storm last year from typical Tampa rainy season left apartments flooded. Cant go into specifics openly but flooding is a concern on all floors. Flooding from fire sprinkler system was a big problem at one point. Earlier on prior to that, flooding "from the parking garage that was the city's fault" occurred. After pulling the building permits, elevation models, public work requests and building schematics of the exterior-to-interior slope/grade, it shows a different story. But it seems to be fixed on the bright side for now. -ZERO cell phone coverage unless you are on the top floors. I mean absolute zero. Expect phone to default to SOS mode. This is a huge inconvenience. You are going to be missing calls unless they are facetime/facetime audio. I have to go to my balcony to talk on the phone. -Valet trash you have to pay but I don't even expect them to regularly pick it up on schedule so for as long as I have lived here I throw my own trash away to keep my quiet and clean hallway this way (other floors aren't so lucky; middle floors look like they are back alley garbage collections with everyone leaving their trash out). Glad my hallway seems to avoid this. -Faulty door entrance phone app to get into the building/the hallway/the apartment itself. Do yourself the favor and buy the FOB or you might be stranded on occasion. -Plumbing on the ground floors lacks adequate pressure. Toilets barely flush so constant maintenance requests. Overall: For an apartment complex of this age and price, it has its good and bad. If you want to live in Channelside its pretty tolerable if you do your homework, pick the right floor and play nice with the leasing office leadership.

    The maintenance and leasing office staff here have been extremely unhelpful. For months, there was a dog barking for hours every day. I called multiple times and sent several emails to complain, and nothing was done. I spent two months listening to nonstop barking while another neighbor repeatedly banged on the ceiling out of frustration. When I requested help with something as basic as replacing a lightbulb, I was told it was my responsibility to purchase and install it myself. The dog wash has also been without warm water for months, making that “amenity” unusable. Today, I submitted an emergency maintenance request because I have no hot water. The maintenance worker called and asked if he could come in the morning. I explained that I needed hot water tonight to shower, and he still said he would come in the morning. Parking is also a constant issue — if you arrive home after 6 PM, good luck finding parking below the 7th floor, even with the one-car-per-lease rule. Overall, management is unresponsive, basic maintenance is ignored, amenities don’t work, and tenant concerns are not taken seriously. I would not recommend living here.
