I am a homeowner in an HOA managed by Greenacre. When I went to their office to inspect records (which Florida Statute 720.303 entitles me to do) the laptop they provided had airplane mode forced on and wouldn’t connect to my phone when I attempted to transfer files. They offered paper copies at $0.25 per page as the alternative, or I could take photos of the laptop screen with my phone.
Photos of a screen aren’t searchable, can’t be read by screen readers, and don’t comply with the statute’s requirement to provide electronic copies when records exist electronically. This approach creates barriers for homeowners with visual impairments who rely on assistive technology.
The statute requires associations to make records available electronically when they exist electronically. This felt like obstruction, not service.
If your HOA is considering Greenacre, ask how they handle records requests before you sign.

Absolutely useless!!!!
HOA and Greenacre do nothing of value; yet charge dues and act all mighty while zero performance. Greenacre refuses to come meet at property to discuss inflexibility in application process for property improvements. Guess time to FIRE Greenacre and move.
Too bad....Jeff Greenacre was genuine person. His company too big and the inmates run the asylum.

The issues here clearly start with the CEO and her leadership team. Poor judgment, ego-driven decisions, and a lack of accountability have created an obvious toxic culture. Communication is unreliable, staff turnover is increasing, and associations keep leaving. The loss of properties isn’t random — it reflects leadership failure. Look elsewhere if you want competent, stable management.

Absolutely terrible! We have a neighbor who is disabled after a bad car wreck, and can hardly walk. For months he has been trying to get a handicapped spot (he has the tag) or even just an assigned spot so he can park close to his unit. Nothing. I now park far away so he can use my assigned spot. All it takes is to paint a number on one of the many visitor spots close by. Takes 5 minutes. They took over our complex months ago and still have the old recording from the prior company, so trying to get emergency after hours support or security on the phone is impossible. The communication is terrible, the people in the office truly act like you bother them and they don't care, the place looks completely run down since they took over, the front entrance makes it looks like it's abandoned, but they worry about "chili tastings" when a resident with a handicap can't get appropriate accomodations. It's shameful!!!

My experience has been extremely negative due to the contracted parking enforcement company. Despite clearly displaying valid parking passes, I continue to receive violation notices. This is not an isolated incident — it is a pattern of harassment.
The enforcement company places adhesive stickers on vehicles, which are difficult to remove, damage property, and obstruct visibility, making it unsafe to drive. This creates liability for both the HOA and their contractor.
What makes this worse is that these so-called violations are not legitimate. The City of Tampa Parking Division does not issue citations in these cases because it is not illegal to park on a public street. Yet the HOA’s contractor persists in enforcing rules that have no legal basis.
Residents have complied with every instruction given, but the HOA has failed to stop this unlawful conduct. Their inaction shows negligence and complicity.
If you value fairness, safety, and accountability, be warned: this HOA allows unlawful practices that harm residents rather than protect them.
