Five starts for scheme! I had a very disappointing experience with the HOA payment system managed through Vantaca.
I strongly recommend monitoring your bank account closely if you use this payment system.
After adding my bank account to pay my annual maintenance fee, I later discovered a duplicate payment when reviewing my bank statement.
What was not clearly disclosed is that a recurring monthly payment had also been set up by default, and it is hidden; you need to click 2-3 buttons to find its setup. In the main payment screen, visually, you can see the AutoDraft off option, which has nothing to do with recurring.
There are no email alerts for upcoming or completed bank withdrawals.
When I noticed the duplicate payment and took steps to stop it, I was later charged a $20 return fee by the third-party processor.
Now I see how they make money: once you notice it and request a refund - they charge the dispute fee. Who can disagree with me that it is not a scam?

I've been reaching out to them for about a month to fix an issue and gotten zero response. They had me remove solar lights that lit up the pathway so we could see better. Sent them a picture showing it was completed and zero response just another letter like they didn't see the email.
In their email and letter they discuss maintaining high standards in the community. I asked about a palm tree that was out front of my home they ripped out one day and never replaced. Its an eyesore and my property value went down. I asked them to replace the palm tree 25x and have yet to get a response.
Candidly this company is completely worthless. If you like no action, no response, and a community that claims to have high standard but doesn't this is your company. Ive always responded quickly to them when they ask me to fix something but they are like talking to a wall when you need something.
Don't expect much if this is your HOA management. Worst company we have had manage Solana Bay. The past property management company's at least responded to you

I am real estate agent that deals with HOA's on a daily basis, and recently had the pleasure of working with Dawn Archambault at Greenacre Properties. My buyer needed several HOA documents, and Dawn was incredibly prompt with getting everything over to me. In my experience, it can sometimes takes days, even weeks to receive responses from HOA representatives. However, Dawn was on top of my request right away. She was not only efficient, but also very kind and professional. I truly appreciated her responsiveness and willingness to help.

This “management” company leaves emails unanswered for months. For example, I sent an email in July 2025 regarding the retention pond behind our home. I didn’t receive a response from Ms. Pennington until October 29. I just emailed her again requesting specific information in regard to that same retention pond on February 15 and have yet to receive a response, either in writing or by phone. It is now February 24. There have been times when we have received zero responses to our emails or phone calls. Granted, our board of directors is no better. They’ve been copied on every email and there has been no response from them either.

Not sure how this company has gotten any good reviews, honestly. I've not had one good experience with them, that is, if they bother to give me the time of day. I had this issue when Dawn Archambault was my contact and now Patricia Smith. Awful, awful, awful.
