Prior resident. Rude staff - not “not friendly” but rude. Unwilling to help and lets you know that they would rather be doing anything but to talk to you. Straight lied and cost me $1,400 today. Thank you. So I will leave my long needed review of the Element. I strive every day to help my clients, what has happened to customer service? Sad state of affairs. Water problems exist here as well here. Weed smell in some hallways. Strong oder of cooked food in hallway as well that lingers.
Great views- only saving grace. Cheers.

My boyfriend and I lived at Element for 15 months, from July 2024 to October 2025.
Pros:
Beautiful Views: Truly the best part about living here! We loved the floor-to-ceiling windows.
Great Staff: The concierge was friendly and helpful, and the maintenance team was super quick to fix any issues.
Prime Location: Very walkable and convenient, close to popular areas like Sparkman Wharf and the Riverwalk.
Business Center: Very nice and well-kept. We enjoyed studying/working here.
Cons:
Wi-Fi Issues: The Wi-Fi was awful. It went out multiple times a day, every day, for at least 20 minutes at a time. We didn’t have reliable phone service in our unit, so hot-spotting wasn’t even an option.
Plumbing Problems: We had several water pressure issues and had to deal with water being shut off multiple times a week for various repairs. Nearly half of the building was affected by a major water outage in March that lasted over a week.
Elevators: It was rare that all four elevators were in working condition, which made wait times very unpredictable. I had to wait over 30 minutes for one on multiple occasions.
Pool Renovation: We were told the pool renovation would be done by January 2025 when we signed our lease in July 2024. It was finally completed in June 2025, meaning we couldn’t use it for 9 out of the 15 months. Since then, we have noticed that the pool deck is already starting to peel.
Homeless Around the Building: There’s a large homeless crowd around the area.
Thin Walls: This is specific to our unit, but our neighbor was incredibly loud. His kitchen wall was against our bedroom wall, and we could hear him banging around at literally all hours of the night.
Smell: The elevators and hallways usually smelled pretty bad.
AC Issues: Our AC stopped working at least 5 different times. It was repaired quickly, but still very frustrating.
Garage Parking: We were paying an additional $300/month just to park our cars in the garage. After touring other apartments in the area, we realized that this was absolutely absurd pricing.
While this apartment offered beautiful units and a great staff, there were far too many issues to justify the price.

My girlfriend and I lived at Element from July 2024-October 2025. While we enjoyed some parts of our time living here, we experienced several issues that degraded our experience.
Positives:
- The views from this place are amazing, especially on the higher floors. We had incredible downtown and bay views, and could even see as far as St. Pete!
- Most of the concierge team were extremely kind and helpful (especially Rachel!) It was nice having an on-site concierge 24 hours a day.
- The maintenance team was also very helpful and fixed most issues in a timely manner. They never gave us any pushback with any of our requests.
Negatives:
- If you schedule a tour, don't arrive even ONE minute late. We made this mistake and were refused for our appointment. This was incredibly frustrating as we had driven from St. Pete during rush hour for the appointment. It almost caused us to look for another apartment entirely.
- Once we were able to tour, the application and approval process was extremely disorganized and difficult. The software they used was riddled with bugs. It kept deleting my account, meaning I was never able to access the application. They worked with their IT team to resolve the issue which took an eternity (I think the entire process from starting the application to being approved took about two weeks)
- There was a major water outage in the building that affected about half of the floors back in March. The outage lasted roughly two weeks and even made local news! Residents were given rent credits and hotel vouchers during this time, but it was very inconvenient, especially given the time frame in which it was handled. Water outages in apartments constitutes an emergency in the state of Florida and management should have handled it as such.
- All of the units with our particular floor plan also experienced sewer line issues which resulted in them shutting off our water for about 7 full days over a span of three weeks to do the repairs. There was no specific schedule for the shutoffs; they happened sporadically. The way management handled this was unacceptable. They sent out emails at 6pm THE DAY BEFORE, telling us that our water would be off FOR THE ENTIRE NEXT DAY. They did this INTENTIONALLY at the time the office closed to prevent residents from going to the office to complain. The way they handled this issue was dishonest and unacceptable.
- The wifi in the building cuts out several times a day for about 20 minutes at a time since at least January. This is perhaps the most frustrating issue we experienced here. My girlfriend works from home twice a week and is also a full-time college student, so you can imagine how frustrating this was for her. Management KNEW it was an issue on their end and REFUSED to solve the issue. However, I believe they have finally received enough complaints that they are working with Spectrum to make wifi upgrades to the building. I can only imagine how much of a nightmare this will be for residents while it is in progress.
- We were informed that the pool and urban garden would be closing shortly after we moved in for renovations. We had the impression that the renovations would take about 4 months. 9 months later, the pool opened. Throughout this 9 months, we heard them telling people on tours that the pool would be opening "very soon" which was NOT true.
- When the pool finally did open after the renovation, the quality of the work was very subpar. They used epoxy flooring on the pool deck which is not meant to be used for pools. Roughly two weeks after the pool reopened, we started noticing the epoxy peeling and some pool tiles missing. They did purchase new furniture for the pool, which was very nice.
- Because one entire wall of the apartment is glass (killer views, by the way), expect your electric bills to be obscenely high. We averaged about $200 per month for electricity.
- Parking is now $50/mo for your first car and $150/mo for each additional. Yes, it's downtown, but this is excessive.
Having experienced so many issues, we cannot recommend living at Element.
