I live here currently (on my third year) and will not be renewing my lease. The Wifi here is INSANELY horrible. Management is finally doing something to fix it (I think they got enough complaints to finally take action), however it has been a week and we still DO NOT have internet. Apparently, we still won't have internet as we enter into the good part of next week too. I work from home and this is absolutely unacceptable. How is it that I pay thousands of dollars to live in a beautiful high rise downtown and have third world technology. I've tried to call the office several times for an update, but no one answers. (This should not be shocking to me as no one ever answers the phone in that office. If you decide to live here, expect to never have your phone calls answered or returned.) Literally the only pro to living here is the view, the location, and concierge (Rachel needs a promotion, she rocks!) Other then that, I'd recommend living in another building downtown or Channelside. You will be much more comfortable, trust me. I honestly can't believe I have made it to a third year. The location is literally the only reason why I stayed. Element - do better.

I toured Element because I wanted to see what “downtown living” actually feels like when it’s done right—and the biggest takeaway was how much time you get back when your neighborhood is walkable. Being on N Franklin puts you in the middle of things, so a quick coffee, a run on the Riverwalk, or meeting friends for dinner feels effortless instead of a planned event. Inside the building, it’s the kind of modern setup that supports real routines (smart-home features, package handling, and amenities like pool/fitness), so you’re not trading comfort just to be downtown.

You will NEVER have stable wifi. You will lose your job over it like I have.

Concierge Walter, shouldn’t even work there. He’s always rude and complaining about doing his job. Everybody complains about him, I don’t understand why the purpose of having someone that’s rude and has attitude on the entrance of a building like this.
