    Love living here. The property amenities are continuously being upgraded, and the apartments are spacious and in a great location to get anywhere in town quickly. We love how luxurious the pool area feels and the recent upgrade to the firepit is really nice. We've been here for a couple of years and have only had very minor issues that have always been fixed timely.

    Where do I even start? There's so much wrong with this apartment complex and how it's managed/run. We recently moved out after living here for a couple of years. I have a lot of complaints. 1. Way over priced 2. Maintenance people are creeps and don't actually fix anything (panties go missing, they'll stare you down from golf carts outside your windows, go in unannouced and get caught on your security cameras) 3. Management does not have their ducks in a row (I believe management was switched out at least twice while we were there) 4. Dog poop everywhere everywhere 5. Charge you for trash valet but your trash never will get picked up (had our son run to the dumpster all the time bc they never picked up our trash) 6. You can file noise complaints and the management staff will ignore you and tell you some story just so they don't have to handle it it 7. You can report vehicle damage to management and they will ignore your requests for camera footage or for something to be done 8. Handicapped space will have cars without displayed disability tags parked there and you report it because your household has someone disabled and they'll tell you "there's plenty of disabled parking (our building had one spot kind of close) 9. They will claim you owe money when youve paid and have a zero balance for nearly two months after moving (screenshot to prove we paid before leaving and a zero balance for nearly 2 months after leaving but they make some story about why they "didnt post the balance" 10. BLACK MOLD So I'll leave out most of the story unless they post with some stupid comeback claiming this is false. However, I will explain the mold situation and how it ruined my health. They cover mold with paint and caulking. We had no idea there was mold until close to moving when I discovered it in the bathroom, vents, and other areas. I got super ill within 2 months of moving in and kept getting worse. Daily seizures, fluid in my lungs, constant migraines, hormone issues, chronic pain, whole body inflammation, on and on and on. I got so sick and doctors were struggling to find answers... until right before we moved a couple months ago. While living there, I wound up having a miscarriage, damage to my brain from constant seizures, several injuries from falls because of being so sick, etc. Things were so bad I was put on a special chemotherapy drug to try to get my health under control and lost portions of my hair, only adding to my stress. Now that we are out and in our home that went through PROPER inspections (that clearly doesn't happen at this apartment complex), my body is beginning to heal. This apartment complex stole my health and happiness as I lost all ability to be active and continue my hobbies (I was a competitive ultramarathoner prior to lullwaters mold issue stealing my health). Right before moving, i saw a previous review from someone who also suffered extreme health decline due to the mold issues in these apartments. They can try to say we were the cause of the mold but I am an obsessive compulsive cleaner and cannot stand any sort of mess, grime, filth, or disorganization whatsoever, so they'd be insane to try and say that. Why didnt we leave sooner if it was so terrible? Great question that someone could ask. Reason is because my husband was nearly killed in 10/2024 and underwent 5 surgeries, extended hospital stays, and this apartment is so expensive that, with us both paying out the nose for medical bills and at a point both unable to work, how could we get out? I'll leave it at that. Would i recommend lullwater? Id recommend anyone considering renting there RUN THE OTHER DIRECTION. Look anywhere but lullwater. I thoroughly regret not being more detailed and looking deeper into the apartment because I lost my health to this overpriced, poorly run and maintained apartment complex. If you're still considering renting here, my advice is to deeply scrutinize ever inch of the apartment you'll be renting or you may just be risking your health too. A stressful living situation no one needs is Lullwater.

    ⭐☆☆☆☆ I lived at this property from 2023–2025 and experienced a full change in management during that time. The issues remained consistent throughout. At first glance, this property looks appealing—nice layout, decent amenities. That’s where the positives end. Walls/ceilings are paper-thin. You will hear everything—footsteps, toilets flushing, showers running, TVs, conversations, arguments, and other private activities. Sleep is inconsistent at best. Noise complaints are not meaningfully addressed. Management shifts the burden onto residents to “prove” disturbances instead of resolving them. Management suggested I terminate my lease early, rather than address ongoing issues I raised. Disorganized and ineffective management. Poor communication, inconsistent enforcement, and dismissive responses. Unprofessional interactions, including during “mediation” regarding issues. Concerns were minimized, the burden was placed on me to document and justify ongoing disturbances, and staff responses were dismissive rather than solution-oriented. Safety oversights. There were instances around shared areas (including the pool/fire pit) that were concerning, particularly given the number of families and children on the property. The reason this is a 1-star review: Severe billing and collections mismanagement. I was not informed of move-out requirements until the day of move-out, yet was still charged. After paying my balance in full, I was contacted by a debt collector two months later for a debt that had already been paid. The complex (or its administrative staff) duplicated the amount I had already paid and erroneously sent it to collections. When attempting to justify the charge, they sent me another tenant’s account information, demonstrating a lack of reliable record-keeping. I had to send a formal debt dispute letter to get this corrected—something I knew to do because of my legal background. I would be very concerned for residents who may not know how to navigate that process. I received only a minimal apology and no proper written confirmation from either the property or the debt collector regarding the impact to my credit. These are not significant administrative failures with real financial consequences. For a property that markets itself as “luxury,” the construction quality, management, and back-end operations do not justify that label. If you’re looking for a place that is quiet, professionally managed, and where you can feel at ease in your own home while trusting your account and credit will be handled appropriately, this is not it.
