Don’t be fooled by the “oceanfront” look.
From the outside the complex looks nice and the location is great — that’s the only real plus. Inside, everything is much more complicated.
Constant issues:
* Electronic keys are unreliable, constantly glitching, everything is tied to your phone
* Elevators are also electronic and frequently malfunction
* A/C works poorly, ventilation issues
* There was mold in the unit, I developed allergies
* Filters don’t seem to be replaced on time
Management:
* Rude and dismissive communication
* Unwilling to resolve issues or have a proper discussion
* At move-in they mentioned 6-month options, but in reality only approved 12 months
Contract situation:
* Early termination was initially around ~$6,000
* Then suddenly increased to almost $11,000
* Refused to discuss or negotiate
Additional:
* A friend was charged around $3,000 at move-out for “damages,” literally counting every small scratch
* Be prepared that your deposit may be gone and you might still owe more
Most concerning:
* Accounts are sent to collections without proper final statements or itemized charges
* They do not communicate or attempt to resolve anything
* Based on my experience, negative records may appear on the credit history of all occupants listed on the lease, including family members, which raises serious concerns about compliance with Florida law
Other downsides:
* Constant smell of marijuana in common areas
* Mixed crowd, a lot of young tenants and related noise/activity
* Lack of proper pest control — mosquitoes are a problem day and night
* Roaches are present
* Trash system frequently doesn’t work (electronic issues), you often have to carry garbage yourself
Parking is a major inconvenience:
* Multi-level parking, often assigned on the 5th–6th floors
* You spend a lot of time driving up and down
* Parking is not directly in the building — you have to walk
* Very inconvenient with groceries
* Often not allowed to stop briefly — told to move your car immediately
Bottom line:
If you value comfort, this complex is not for you.
High risk of losing your deposit, being charged for every minor issue at move-out, accounts being sent to collections without proper communication, and potential damage to your credit history.
Be careful when choosing.

The rent is too high for an old building with poor maintenance.
There's no pool table, the two barbecue grills are so old they're rusty and don't light completely.
The fireplace doesn't work.
Some of the gym equipment needs maintenance. The parking garage door is always breaking, leaving it open for anyone to enter.
