The home is a very superior built home! I grew up in the industry and have walked thousands of homes and to close on a home with a zero item Punch list is very rare! It shows the care and superior standards of Pulte over other builders. Thank you again!

We recently purchased a home in Live Oaks Landing and, like many buyers, initially had a smooth and positive experience during the sales and closing process. The presentation of the community and homes was well done.
However, after moving in, we discovered a serious ongoing issue that was not clearly disclosed.
There is a stagnant pond directly behind several homes. Approximately every 10–14 days, the area becomes heavily infested with blind mosquitoes. The swarming has been severe enough that my neighbor had to fumigate my home to make it livable.Since we just moved in we were oblivious The insects were entering through vents, and the house essentially filled with mosquitoes. This is not a minor inconvenience — it is a recurring environmental issue tied to the lack of water movement in the pond.
During the buying process, it was represented that there would be a fountain to maintain circulation inside the Paperwork. That fountain is not present. When concerns have been raised, responsibility has been deflected rather than addressed.
For a property at this price point, with HOA oversight, homeowners expect proactive solutions. Instead, enforcement seems focused on micromanaging residents while leaving larger quality-of-life issues unresolved. It feels as though you purchase an expensive home only to inherit a recurring mosquito problem caused by stagnant water management.
Additionally, certain amenities were presented during the sales process (such as a gym), but access is shared with another community and our neighborhood fobs do not provide entry. This was not clearly explained at purchase.
This review is not written out of hostility. It is documentation. Future buyers deserve transparency about ongoing environmental conditions and amenity access. I am speaking up to make my living conditions — and those of my neighbors and future homeowners — more livable and informed.

Before I start the review, I would be remiss if I didn’t mention my Real Estate Agent Benny Oliveri. His expertise and knowledge of Pulte was so important in negotiating the contract and builder incentives.
It all started in Mount Dora with Jennifer in sales. There are no models of the Easley Grand anywhere. There is an Easley with no Grand option in Mount Dora. We found our model, but she didn’t have the lot we wanted. Even though we didn’t buy from her community that never stopped her from answering our questions and she even took the time to show us our model in construction in her community anytime, so we knew what to expect with ours. We looked at every other Pulte community and found our way here with Carolina in sales and ended with Bianca, Patrick and Wesley in construction. We got the keys 1/26. During the whole process we were treated like VIP homebuyers. I can’t say enough about the Pulte team. Let’s not forget Demi over at the design studio who helped us navigate our numerous choices of design options. Every night the sunset over the lake is spectacular. This was an 11/11 experience and we now call The Landings at Live Oak Lake our forever home.
