We’ve lived here for a few years and wanted to share our experience as fairly and objectively as possible.
I’ll start with the cons, followed by the pros.
Cons:
Apartment Condition:
The apartments are okay, but definitely starting to show their age. Many fixtures and finishes could use updating or replacement. While they may have been in better shape a few years ago, normal wear and tear is now more noticeable.
Maintenance Quality:
Maintenance staff is generally responsive and shows up quickly, which we appreciate. However, the quality of the repairs has been inconsistent. There were instances where a work order was marked “completed,” but the issue wasn’t fully resolved, requiring multiple follow-ups.
One ongoing concern has been the HVAC system. During hotter months, our A/C struggled to maintain a comfortable temperature, often staying around 78°F. Despite multiple service requests, the issue wasn’t effectively resolved. As a result, we had to run the system constantly, which significantly increased our electric bill (from ~$120 to nearly $190). While we understand the heat plays a role, we believe the system should be more efficient for the apartment size.
Smoking Policy Enforcement:
While the community is marketed as smoke-free, there are several residents who smoke (including on balconies and in breezeways), and enforcement appears to be lacking. This has led to unpleasant odors in common areas.
Changes in Community Atmosphere:
With recent rent reductions, the resident profile seems to have shifted somewhat. We've noticed an increase in noise, smoking (including marijuana), and pet waste not being cleaned up. While we understand not everyone will have the same living habits, we’ve observed a decline in overall community consideration compared to earlier years. Stronger tenant screening might help maintain the intended living standards.
Cleanliness of Common Areas:
Valet trash pickup is convenient, but it can result in spills and stains in the hallways. If bags leak, the liquid is often tracked or left behind, and regular power washing doesn’t happen frequently enough to keep up. This has led to issues with pests and general cleanliness.
Management:
The leasing office staff is generally polite and courteous, and certainly more professional than many we've encountered elsewhere. That said, interactions sometimes feel a bit scripted or impersonal. One staff member in particular seems disengaged and frequently occupied with her phone, which doesn’t instill much confidence in how concerns are being handled behind the scenes.
Garage Fees:
Garage parking is available but relatively expensive at $210/month, which feels high for the area and what’s offered.
Gate Reliability:
The entry gates are often out of service, which undermines the intended security benefit.
Package Room Security:
The package rooms are not consistently secure. The doors are frequently left open, which could make it easier for packages to go missing.
Lack of On-Site Car Wash:
There’s no designated car wash station, which would be a useful amenity for a community of this size.
Trash Disposal Logistics:
Outside of valet service, there’s only one dumpster located at a considerable distance from many units. If valet isn’t available, disposing of trash can be inconvenient, often requiring residents to drive their trash over.
Construction Quality:
Some build quality issues are apparent. Cabinet doors may be misaligned, moldings can be loose, and doors sometimes swing open or shut on their own due to leveling problems. This isn’t a dealbreaker, but it’s worth noting.
Pros:
Location:
The location is excellent. It’s close to UTC and various shopping and dining options, making day-to-day errands convenient.
Amenities – Gym:
The gym is spacious and well-equipped — one of the best we’ve seen in an apartment community. It’s a great space to work out.
Pool:
The pool area is large, clean, and well-maintained. It’s definitely a highlight compared to other properties.
