  Afton Palms has overall been a 5 star experience since I moved in. From the property management team/leasing agents all the way through the maintenance staff. They always respond/communicate in a timely manner and are willing to help resolve any issues or concerns. Big shoutout to Ramon who has helped me with a few maintenance requests and has surpassed my expectations every time. The complex itself is a hidden gem in the heard of the Sanford suburbs with easy access to I4, Downtown Sanford, etc. The amenities like the pool/gym are high quality. 12/10 recommend living here!

  We moved in back in Feb 2026 and have a little over 2 months at Afton. Honestly it's been a great place. Very quiet, has a nice luxury vibe! Amanda was amazing in helping us with everything move in. We greatly appreciate her attention to detail and to us! Yes, you will see a few silverfish but honestly vacuum everyday and keep the place tidy, you won't see them as often!

  I lived here for 14 months - it is insanely expensive for the area - I had a high rise in downtown Orlando that was within $100 and much higher quality - these are stick wood-framed apartments - I lived on the top floor and could hear stomping from my next door neighbors - I can only imagine what it is like to live on any other floor - worse part is most of these residents are bitter first-time apartment folks - who have no understanding of shared living space - and are only there because they got pushed out of their single-family homes - you will deal with mega-karens every time you go outside or use any amenities - pest control is subpar (I had constant roaches, ants and I have lived in dozens of apartments in the area and have never experienced this) - My power bill was $260 for a 700sqft apartment, the AC never worked it struggled to cool, they placed the unit on your patio without proper airflow - a costly design flaw) there is nothing redeeming at this apartment complex that deserves the $400+ premium vs other apartments in the area...

  Since the new management company, PLK, took over, the overall quality of the property has noticeably declined. Staffing appears to have been reduced, and the grounds are no longer maintained to the same standard as they were under the previous ownership. Additionally, the office staff have not been as helpful or knowledgeable, particularly when it comes to the move-out process. During my move-out, I was informed by two staff members that I would not be charged for additional days beyond my actual move-out date. Unfortunately, this information was incorrect. Because I trusted the guidance provided and did not receive it in writing, I am now being charged for the entire month, which is both frustrating and disappointing.

From their meticulous mopping of your floors to carefully reassembling your belongings, they demonstrate patience and a remarkable ability to explain every step in clear, detailed terms.
