I lived at Morea for 3 years and just moved out 2 weeks ago. I was the first resident in my unit and my years at this complex were pretty great, but there are some complaints I have.
1. The parking garage is atrocious. People speed through all 6 levels and it is extremely dangerous. I was told two years ago they were putting in speed bumps, and that never happened. The corners are extremely tight when going up the levels and I’m very surprised. I never got into a head-on collision with the people who blindly go around each turn.
2. You get two hours of free guest parking and then you must start paying. If you want an overnight guest, you’re paying $8 each time. This is just so unrealistic for having people come over to your place of living and having to pay for them each and every time. I understand space is limited within the garage, but it just isn’t logical.
3. If you park on the sixth floor, there is no covered parking. There used to be covers when I moved in. They were removed 2 years ago for hurricane prep and were never put back up. Make sure you wear your sunglasses when you walk out the door otherwise you will be blinded by the bright sun reflecting off all the white paint on the rooftop.
4. The property management company that owns this building is super money hungry. The main reason I decided to move was because rent was just becoming too expensive. If you want a second car, you better be ready to pay $100 extra per month for that parking spot, which isn’t assigned.
I also wanna pay credit where it is due because there are also some things about this complex that I do enjoy!!!
1. Bonnie is FANTASTIC. She is what makes living at this property worth overlooking the minor complaints. She runs a tight ship and gets things done. Kevin always has a bit of an attitude for some reason, but he also gets things resolved in a timely matter. Nicolas and Chad are also great and very attentive.
2. The maintenance crew is amazing. They are so fast and resolve any and all issues.
3. The hotel style feel of this building is so safe and secure, as well as, the very modern feel of the units.
This was my first apartment on my own and it is three years that I really enjoyed with some minor inconveniences!

Impressive, but the dwarves delve too greedily and too deeply or something there. Not my vibe. I ended up moving to Caradhras Heights downtown and its much nicer for me. Wayyyyy less Balrogs. Three stars.

I am a tenant and we live here for 3 years. Both Management and Owner only think about money and don't consider tenant circumstances at all. If they can cut all the amenities to save a dime, they will gladly do so. The building has so many issues. Parking entrance is extremely unsafe and dangerous. They don't have simple things like balcony screens. Water pressure is weak. Management have attitude.
There are so many buildings close by that am sure are much better than Morea. Newer, better and cheaper too.
Below is my answers to Management reply to this post:
1. Building issues are constructability issues. I have requested all the maintenance items. I also spoke about screen for balcony and water pressure too. management said they can't change that.
2. Nonsense answer. The decision for coffee machine located in main lobby was financial. Still there is programmed limitation to it too. So, it is not noise.
3. As a lawyer they are clearly aware that any contract can be amended. ANY CONTRACT CAN BE AMMENDED. Even the strictest contracts do get amended, this is just a lease contract after 3 years living not the first-year lease contract. Not understanding that shows two things. Firstly, the depth of their understanding of contractual rules/norms and second again enforces their inconsideration of personal situation.
It is important to note; we further talked to the management and again nothing has changed.

This will be an honest review. Good and Bad.
Good first. It is a new built building, built in 2021 and almost everything is new. Has decent amenities, a work-place with free wifi and printer to use. They do events sometimes too. That is it.
Now let's talk about the bads. It was finished in 2021, but it was rushed to end with poor quality finishes. I am in construction, and I would never approve such finishes.
In bathroom, you can't wash your hands without spilling the water over on the countertop. Simply put, faucet is installed way back. And this is not just my unit. Other friends' units have the same issue. Bad ventilation in the bathroom also creates the molding all over the tub and wall tiles even if you keep the fan going 247. The water pressure from the showerhead is laughable. Much higher floors at hotels have better pressure. There is no screen installed for the balcony door. None. I guess they tried to save some cash there. Kitchen cabinet are Ikea standard. Drawers are not strong enough to hold few kitchen accessories and laminates are peeling off already. Floors have no insulation and cheap and you can hear neighbors' movements. Guest parking is very limited and no option of asking overnight. 2 hrs over you have to pay. You get one car per unit and any other $100 extra and it is always difficult to find empty spot at your level. Residence parking entrance door opens outward and not inward. Simply to cheat and create another parking spot there. It is also extremely dangerous entrance and exit at a tight corner. Of the three elevators, one is always out of service. It costs $350 to book any amenity area, either the deck or the social lounge with limited guests. There used to be a coffee machine with drink options in work-place. They replaced it with a smaller machine with less options and put it at the main lobby. They even programmed hours of use 7am to 5:30pm only. When asked about it they said people are using it too much and costing $10k monthly. Let's see. 330 units complex with an average of $3000 per unit that is almost a $1M monthly but $10k they can't afford. Management has been changed twice so far in the three years that we have been here. Above all, after three years of being an excellent tenant, due to change in circumstances we tried to give two months' notice prior our lease end but was threatened with additional two months' rent charged for contract breach and debt collection referral. To them it doesn't matter if you are a good tenant or not. Overall, I would not recommend this property to anyone.

1. Lease termination comment is such a nonsense. The lease does not give you any other options. You either agree to the extra 2-month penalty or you get out. However, it is worth mentioning that like any contract, a lease can be amended based on agreements between the signing parties. No contract is written in stone, PERIOD. But the Owner was inconsiderate about our good history and our life situation as a tenant in this property. They only care about the money.
2. Maintenance was resolved as requested. That is not a question here. My comments were about low-quality final products. Their reply is manipulation of the fact and their comments are not addressing the issues with the construction of the building.
3. Amenity fees are excessive. PERIOD. Coffee machine relocation reply was again failed to address the actual comments/review. Also it is important to point out that even with limiting programming that they have put on the use of coffee machine, they again keep failing to maintain it properly.
I did not want to write about management attitude, but you can read about it on others posts.
Stay away from Morea.
