Personally I am extremely unsatisfied with living here. A short list of complaints before expanding.
Cockroaches all over the trash shute, staff can't bother emailing you back after you sign a lease, neighbors have dogs that howl all night long keeping us from being able to sleep.
When we initially moved in we were very happy, however since moving in october things have just become worse and worse. Especially for this building advertising as high end (for pompano).
We've sent 3 emails about cockroaches. Since then it's gotten significantly worse. Today the trash shute when I opened it had roaches crawling all over it (4th floor). There was a roach on the wall, the door, the floor,and the shute itself. This is so disgusting as we have to use this trash shute daily and have no other choice than to engage with it.
Thankfully our previous 2 emails about cockroaches were ignored both times so the issue has clearly evolved and gotten worse. I feel awful for the people living next to the shute. We live three doors down from the trash shute and have had one roach in our apartment.
We've also sent multiple emails about someone's dog howling all night to the point where we cant sleep because it's so loud. They never responded to a single email and we continue to go to work sleep deprived. Our next step will have to be a noise complaint with the sheriffs department since management can't handle anything internally.
So my complaint is this. The building is disgusting. The staff will treat you with the utmost kindness until you move in. Once that happens they will forget you exist. If your considering moving in here just know it's mostly smoke and mirrors and you are overpaying for a quality and a standard that is not upheld by the staff managing this building.

I am writing this after reviewing management’s public response to my prior review.
First, I removed my previous post because their response contained my personal information that should never have been placed in a public forum. Ironically, management has previously stated under another resident’s review that:
“Lease enforcement actions involving other residents are confidential and not subject to public disclosure. It is neither appropriate nor permissible for us to discuss another resident’s account in a public forum.”
That statement directly contradicts the level of detail shared in their response about my account. Mentioning things like my financials, "income qualifications", contract addendum efforts, and changes to my personal relationship status is unprofessional and inappropriate.
If confidentiality matters, it should matter consistently, not selectively.
After nearly 2 years here… here are my thoughts:
This property markets itself as "luxury living". My experience did not reflect that standard.
Ongoing issues included:
• Fire alarms going off around 3:00am.
• No ceiling light fixtures in living rooms OR bedrooms unless residents purchase and install their own. Yes, you need to purchase basic lighting or use a flashlight in your room to see in your "LUXURY apartment"
• EXCESSIVE move-out charges despite leaving the unit in excellent condition. I will attach photos of the condition the apartment was left in that resulted in $475 in cleaning charges!!!... so you can see how unreasonable the charges were. I left the place nearly ready to be moved into, even though it is not my responsibility to stage the apartment for the next tenant.
• Water bills fluctuating dramatically (for example, $11 one month and nearly $50 the next) with no meaningful explanation.
• No designated dog relief areas. Just patches of dirt.
• My vehicle being damaged TWICE while parked right outside my apartment (a hit-and-run and a shattered windshield). Being a few feet from my bedroom window, this was very concerning from a safety perspective. Coincidentally was not caught on video despite being parked directly in front of a surveillance camera (which is why I park there).
• Severely disorganized package rooms resulting in multiple lost packages within six months.
• A significant centipede issue repeatedly described as “seasonal.”
When any concerns are raised, the pattern is consistent: Deny fault, explain what you failed to do, and answer with "as per your lease", a 50 page document that they have never read.
That pattern is visible not just in my experience, but in management’s responses to other negative reviews.
Regarding the property manager:
Professionalism is not defined by tone in a drafted public response — it is defined by real-life interaction and resolution.
During a difficult lease transition, I was told to “figure it out dude.” That phrasing does not reflect leadership. Additionally, introducing the idea of small claims court was out of line especially being that the conflict resulted from managements actions.
Residents also should not have to hear things like "I can't wait to get home and smoke a joint" from a property manager. As per our lease, it is a smoke-free community.
The most concerning part of this entire situation is not that problems occurred, every property has issues.
It is the absolute refusal to acknowledge that anything could have been handled better by management.
Every response centers around:
• What management did right.
• Why the resident is wrong.
• Why policy justifies the outcome.
Luxury living is not about perfection. It is about accountability.
If management would like to clarify publicly:
• How better security measures have been taken,
• How water billing is audited for consistency,
• What changes have been made to improve package security,
• What pest mitigation protocols are in place beyond labeling issues “seasonal,”
I'm sure residents and prospective residents would benefit from that transparency.
Until then, this review reflects my lived experience.

After months of trying to find a new place due to an unsafe living situation, we were honestly starting to lose hope. We had even booked an apartment in a different building in Pompano that ended up being a huge disappointment.
On the drive home, we decided to take Federal, and that’s when we happened to see The Mayla sign and building. We were immediately drawn to it. Our first thought was, “There’s no way we could afford this.” To our surprise, they were running a first-month-free move-in special, so we booked a tour and the rest is history.
We immediately knew this was our home and decided to move forward sight unseen with our specific unit, which is not something we would normally do. When we moved in, the apartment was in immaculate condition and everything was so well kept. Coming from where we originally lived, where it took us days to clean after they had supposedly already cleaned the unit, this was such a treat.
The amenities are beautiful and always well maintained, and we constantly see the cleaning staff doing a wonderful job keeping the property in great shape.
We truly feel so blessed to be here. After our previous experience, we were honestly ready to leave Florida altogether, but living here has changed that. It feels like our own little oasis just down the block from the beach.
Our neighbors are quiet, and I finally sleep peacefully at night.
A special shoutout to Ryan from maintenance, who has gone above and beyond anytime something needed to be repaired.
After reading some of the negative reviews, I felt really compelled to share our experience because people deserve to know how incredible this building really is. Take it from someone who searched everywhere from Boca to Delray ; this building truly has everything you need. 😊

Shout out to Lindsey and team!!!! I’ve had a great experience living in this apartment community. The property is clean, quiet, and well maintained, and the layout of the apartment is spacious and comfortable. Maintenance requests are handled quickly and professionally, which really makes a difference.
The management team is friendly, responsive, and genuinely cares about residents. The location is also very convenient—close to shopping, dining, and major roads, yet still peaceful. I feel safe and at home here and would absolutely recommend this apartment community

Do not rent here unless you want to be constantly harassed by the staff, not feel safe, be waken up by false fire alarms, and be nickel and dimed, and ripped off at the end !!!
They have special treatment for some of the tenants that lived here even though it's unprofessional, its also illegal. There was a guy that lived here that had 4 cars yes 4 cars and he was allowed to park one of his cars in the charging station even though his car was old and not an electric or hybrid, not only was he allowed to park there but he stored a whole set of additional wheels and tires right next to his car, and was not told to move his car nor his items.
Before I moved into Mayla, I asked the manager Lindsay to calculate how much my entire lease was going to cost, so that I can give them a check for the whole amount. From move in date to the last day. I got an itemized receipt for the total, and I gave them a check for the whole amount. I even told them that the security deposit that they said "was going to remain in place from the previous tenant" could be used for cleaning when I moved out, and I didn't need any of that $300. They never returned the previous tenant the security deposit. Where did that money go Adam?
I was charged $12.29 for a "Prorate adjustment for rescheduled move out date of 5/31" even though I had paid until the end of MAY which includes May 31st. They charge you for their mistakes, and refuse to fix or do anything about it.
I was also told "water was part of the lease", but was later charged $156 for water ? which I never saw a bill for during my lease. They charged me $200 for a "cleaning" and $150 for "grout cleaning". Even though they never cleaned the unit before I moved in because "it was a lease take over" I had to pay $150 for a cleaning lady to come clean it before I moved my stuff in.
I was extremely nice to the whole staff and even bought the whole office a $200 lunch as a thank you for finding me a 6 month lease takeover situation.
The whole time I lived at Mayla, it was a nightmare!!
I was constantly harassed by a maintenance guy by the name of Bryan. He came to my door early morning 8:36 am one day and asked me to "move my car" I asked what car ? he said "it was parked in the charging station" I asked again what car ? He said "it's a gray Hyundai" I don't own a gray Hyundai !!! Then on a separate occasion he followed me to the garage and asked me "why I had a cone next to my car?" I said for safety reasons because someone had previously backed into my car. Mind you I owed this "maintenance guy" no explanation, and the fact that I was harassed and questioned by him constantly was very unprofessional and ridiculous to say the least. I told him that moving forward he needs to bring any and all "issues" to Lindsay, and she would need to talk to me about it, not him, as he's not a manager.
The building is not safe, doors were constantly left open, or not working properly, there were people in the garage that don't live there at all times of the night smoking marijuana and playing loud music. There were police at the building constantly for noise complaints and other issues. There was only one security guard for both of the buildings.
The fire alarms (false alarm) went off at least 4 times while living there for no apparent reason.
I was on the first floor and close to the elevator and the elevator chime would go off every 15 minutes I asked the office to please lower he chime as it could be heard more than 40 feet away, and nothing was done about it.
3 months into my lease a very loud, and inconsiderate couple moved into the unit above and they would argue until 4 am every other night. I brought this up to Lindsay and Adam on two separate occasions, and nothing was done about it. Finally by the third week I called the police and things were quite for a week and it started again.
Upon moving out I asked for a final walk through and although it was "scheduled from 12pm-2pm" no one ever showed up. I waited until 3 pm and had to leave because I had a flight to catch.
