  Initially I loved the development. I hate the traffic on Northlake but thought I might be able to deal with it. The kids in this neighborhood have completely taken over with their dirt bikes. The local police told me they get calls daily about how this is such a problem. I have seen 3 year olds out on dirt bikes unattended!!!! At night a 5 year old looking girl alone almost hit me. I am currently renting and thought about buying but I can’t wait to get out of here. Loud screeching of dirt bikes doing wheelies and flames flying off roads every night was not what I signed up for. Also the only community with zero amenities available. We were told December then January. Very unhappy.

  I need Avenir to be aware of this - On two separate occasions when visiting with my mother I went to pick up her mail at night I almost was almost hit by a kid on a bike. The first time was a kid around 5 years old on a bike that turned so close to my car I was sure she was going to hit me while I sat at the stop sign. The next night was about a week ago when a boy lost control of his dirt bike that was almost straight up in the air and in the wrong lane. I stopped my car and sat there wondering in those very fast seconds if I was going to finally be hit. Somehow he was able to correct then sat embarrassed on his bike but I feel like I need to install a camera on the front of my car so if a child were to hit me that the parents wouldn’t blame me and that I wouldn’t be blamed legally. That’s aside from not wanting my car to be hit. Shocker. For that reason it’s TERRIFYING driving back here and the roads should be to drive on. There was one night about 2 months ago when I couldn’t even get through the road because so many kids (of all ages past 10 pm) on dirt bikes and bikes were spread across and they all just looked at me shocked as I had to sit there and wait for them to move over. It was right after I turned a bend and had I been going a little faster I may not have been able to stop as quickly. It’s insane. On a separate occasion my mother was backing out of her driveway and a small child around the age of 3 on a little tricycle was suddenly behind her car with her adult up the road around the corner not watching. Thankfully my mother noticed the kid but someone may not, especially the teenagers once they are old enough to drive. Last night I witnessed with my mother a boy with again the front of his bike completely off the ground but had lost control of his dirt bike. There were sparks coming off of his wheel that was on the ground and his bike almost leaned back to the point where he’d get hurt. I literally thought I’m going to have to call an ambulance. Thankfully it didn’t happen but some kid is going to get hurt. I don’t want to have to call the authorities because your kid is paralyzed (which happens!!!) from doing stunts they shouldn’t be doing on cement roads. Helmets will not save your neck if you flip the wrong way. Dirt bikes are meant for DIRT (not in construction areas). I also had to call Avenir because I had noticed the kids going into the neighborhood across the street that’s under construction with their bikes. They put up felony no trespassing signs the next day. There’s all sorts of electric and pipe work going on back there. There’s a great facility up the road that’s cheap. Please bring your kids there or actually just watch your kids. There are a bunch of people that drive into the neighborhood that aren’t aware that the kids are all over the road. If something happens I feel I need to have this review up. I do believe children are being endangered. It would be horrible if this neighborhood became known for a kid having been hurt. I hope Apex can get a handle on this because it’s really unfair and it doesn’t seem like what’s going on is even legal. And you’re teaching the kids it’s to break the law… that probably won’t go well in the future. My main concern is I don’t want my car hit by someone’s kid and I don’t want to then be blamed by a parent. Last note - I am sure the dirt bikes are going faster than the speed limit.

  I would like to address a few concerns. The teenagers that are riding dirt bikes on legal roads every single day and night - it’s a concern. They are constantly “poppin wheelies” which not legal. Nor cool. The HOA fees are high. This needs to be dealt with. The security guard does nothing with the kids and they control the neighborhood. Many people are OVER IT. It gets worse at night when you add in the kids driving the golf carts everywhere with the dirt bikes having major drama in front of random homes that are not their own. Please put an end to it. It’s also surprising the HOA is allowing basketball in driveways. The vibrations echo through neighbors homes and sounds like construction. Lastly - the fishing in the ponds done by the teenagers behind homes… As the kids get older it’s a concern that the neighborhood will become even more wild. Please get a handle on this.

  Be careful. A rush job, with no perfection. Superficially may look good. Too many minute details not done well. Worried that the problems would be showing up as soon as the 1 year warranty expires. I am getting too many notifications to pay for an extended warranty. False promotion with amenities. Bought almost a year ago. No amenities yet. No one knows when it will be ready.
