Do NOT trust FPI MGMT or San Marco in Ormond Beach, FL.
* Applied in July, approved in August and needed me to rush my deposit over on 8/19/25 to move-in by August 29th.
Staff turnover twice of office girls and property managers, lies about move-in date estimates constantly always says errors on paperworkand compliance needs more..multiple complete redoing my paperwork, 50 pages at least hand written...completed it all twice now with agents on site. Anytime you call, they rarely answer and their voicemal is always full. They straightup told me I wouldnt needca storage unit, I now have 3! Everythingi own is in storage as i have been stsying in hotels and air bnbs waiting on their empty statements of its just takes 72 hours for compliance and we have submittedeverything, you should be good...it's end of November and they want me to start the whole process over a 3rd time with all new paystubs, bank statements, etc. 3rd time!!!! Nobody should be waiting this long to get a move-in date, especially a single female with no background and 1 job. It's ridiculous how incompetent these people are. Regional manager says don't worry, we are handling my file with urgency and they want to earn my trust. Not a chance and I will let everyone know. I expect complete reimbursement for all my hotel / air bnb / storages invoices during my extensive wait past August 29th. Do not trust this company.
I have reached out to an attorney who says this ridiculous wait time while holding my short term holding deposit will earn me reimbursement for all my excessive costs while waiting.
I can't stress this enough...RUN. don't bother applying unless you don't need a place until 2027 because they refuse to honor the special you applied during and refuse to return the deposit upon request. I have asked for it back twice now and all I get is we are still working on your file. Lies. Your not working on anything except stressing people out and making them homeless when they thought they had a home to prepare for. And don't respond to me telling me your sorry about my experience. Hand me a check for everything I have spent while waiting through all of your office staff and management lies. Ridiculous.
Had the nerve to ask me to redo my paperwork a 3rd time. Your staff completed it all...twice!!! Just mindblowing the government is involved with you guys at all. I'll be making reports everywhere!!!!!

I have spent over $300 trying to get rid of gnats and then the roaches. I don’t keep any food here and have been staying away while “pest control” does their job. Whatever they’re doing is not working. I see roaches crawling outside of the buildings. This place is infested! I’ve seen roaches crawling on my car when I am there!
Also was promised a screen for the sliding door and was told ok. New management took over and said we don’t do that! So much more that is wrong with this place

DO NOT WASTE YOUR TIME HERE!
I applied on October 1st 2025 with Della.
I was told the application could take up to two weeks, which is fine because they said they were under new management.
Two weeks go by and so I call and they said the women Shelia who puts in the applications was out and they would work on it they finally put it, I got a email with my rental and Credit report came back normal so then I called and they say it can be another two weeks now we’re going on November 1. I call still get no answer back. So then I asked for my deposit back I gave on October 1 and they say oh we just need to fix a few things on the application that compliance got back. Which irritated me even more. So today I go to pick up my deposit and their advertising immediate occupancy, which is a complete lie do not rent from them. They will just waste your time. Don’t even try to put an application because mine took over a month over 35 days with no response I don’t know what they’re doing inside the office if they’re actually working or if they’re just taking deposits and Just holding them, I’m not sure. Oh also when I went in before October 1 to get an application which was about 50 pages. I filled it out in black ink which I felt like was pretty standard across the board. I go inside to give the application and deposit and the woman Della goes through the whole application and says nope this has to be in blue ink so then we redo it and she sits there and it takes her about two hours to go through the application with me what a terrible process do not rent.

Great staff , management very professional and helpful . This place might have bad reviews however those reviews are from the past because with this new management that we have now she is working and making this a better and safe place to live, they are fixing the gates to monitor who comes in and out ,the pool is always open and clean! the hallways are clean, this place has really done a 360 for the better with this new management I really highly recommend this place now! Maintenance are respectful and polite and you don't wait for 6 months to get something repair like it has been for years. I'm really happy now!

This apartment was recently bought out by a private equity company out of state that has completely overhauled management and the drop in quality has been astonishing.
I'm embarrassed this place had the balls to ask me to leave a review now in its current condition.
When new management took over, a mandatory *in person* meeting was held in which residents were scolded and spoken so rudely to that it devolved into several screaming matches.
Instead of receiving auto texts regarding important information/updates, we get notes taped to our doors. Maintenance requests go months without response. fees have been added to rent payments regardless if they've bee made on time. Other rent payments have gone unprocessed for over a month. Homes with multiple tenants are now forced to share a single gate card.
(Edit): we received notice taped to our door that our mailbox is out of service and that we need to pick up our mail from the post office. It has been over TWO MONTHS and they still cannot provide any updates on when this will be resolved.
Previous management conducted themselves like friendly neighbors who were happy to help you. Current management feels like putting up with a bad employer. I hope this place finds itself in better hands soon because this community deserves better.
