I have lived here since August 2025 and have watched conditions at this property steadily decline. I moved in specifically for the lake view and access to the gym, and I am disappointed on both counts.
For approximately five months, the perimeter gates have been broken and unsecured, leaving residents without a basic level of security. The gate that provides access to the lakeside area was also broken for several months.
The gym has been a persistent problem. Equipment has been broken and unrepaired repeatedly since I moved in, and the facility is regularly left in an unsanitary condition. The floors are dirty and stained. I have submitted numerous maintenance requests for basic cleaning and in the time that I have lived here I have seen it deep cleaned once, and vacuumed once recently. When I raised the lack of vacuuming with staff, I was told that the cleaning company does not own a vacuum.
[UPDATE ON GYM: This morning I saw the cleaning people had a vacuum cleaner, but no stain mop.]
The shared trash area is frequently overflowing and left in a poor state. The mail room has also been in disarray, with accumulating uncollected packages and mail, particularly around the holidays.
Under the current management, I have personally observed a newly hired maintenance technician asleep in common areas of the property on multiple occasions rather than attending to the many outstanding maintenance needs — including the gym and the trash area. This is unprofessional and a poor reflection of the oversight being exercised on this property.
I have experienced ongoing excessive noise disturbances from an upstairs unit. I reported this repeatedly to management, including providing a recording of the disturbances. My concerns were ultimately dismissed. When I escalated, I was told by the property manager that the district manager above her had been informed and, in her words, "does not care about your complaints and has not responded." I was also told that she does not consider it her responsibility to be available or on-site outside of office hours. She complained about having to deal with the noisy neighbors after her typical hours of work. A property manager's role carries 24/7 responsibility for the wellbeing of the property and its residents — both of these responses were deeply concerning to hear. When I followed up by email, my messages frequently went unanswered.
Just this past weekend, residents at the pool — who appeared to be new tenants signed under current management — were throwing and bouncing on the shared pool furniture and playing music loud enough to be heard clearly from my apartment, which is a significant distance from the pool area. This type of behavior would not have been tolerated under previous management, and the fact that it went unaddressed speaks to the current lack of oversight on the property.
When I submitted my notice to vacate, it was lost by the office and I was required to resubmit it. I also asked management whether I could be released from my lease if I found a qualified replacement renter who would sign directly with the property — a reasonable request — and was refused.
I want to be clear that the problems here are not with the staff as individuals across the board. The former property manager and senior building manager were always helpful, professional, and genuinely cared about residents — but they are gone now and have been replaced with the current management — I miss that former standard of management greatly. Currently, there is one standout — a staff member named Daniel who has consistently been kind and helpful, and who represents the standard this property should be held to.
I would not recommend this property to anyone. I do not feel safe here (particularly with the gates being left open and broken all the time), I have not had my concerns meaningfully addressed, and the amenities I moved here for have not been reliably maintained. I have to pay for all these amenities and services that I am not receiving. I feel scammed. I am counting down the days until my lease ends.
I do NOT recommend this building under any circumstances.
The application process has been an absolute disaster. It has been over a week, and they are still “reviewing” my application with zero transparency. Every day there is a new delay, a new excuse, or simply no response at all. Communication is extremely unprofessional — messages are ignored, follow-ups go unanswered, and no one seems accountable.
What makes this even more concerning is that I have an excellent credit score (750+) and a strong, stable income. There is absolutely no valid reason for this level of delay and lack of clarity. Instead of a clear decision, they just keep dragging the process out.
This behavior raises serious red flags. It feels disorganized at best and potentially deceptive at worst. If this is how they treat applicants, I can only imagine how they handle actual tenants.
Save yourself the time, stress, and frustration — look elsewhere.

It’s a very beautiful place to live, surrounded by nature, and the location is great — everything is very close. Like anywhere else, it has its pros and cons.
The new management company hasn’t really shown itself yet. I would really like them to improve the gym and all common areas, as they are currently in very poor condition. That’s why I’m giving it 4 stars.
What I am truly satisfied with is the maintenance team. I would also like to leave a separate review for them. Robert, and especially Daniel, always handle everything quickly and without any issues. All of my urgent requests have been resolved promptly, without delays.
I want to thank them for their service.
Believe the bad reviews. We lived at Bainbridge for five years until enough was enough so we moved out. From 2020 to 2022 it was great. The community was always cleaned regularly. The grills worked. The deck in the back had nice tables and seating and kayaks available. There were a lot of community engagement activities such as food trucks, movie nights, resident events. The pool and deck were to place to be on the weekends. The emergency maintenance line actually worked. However that all changed, I believe the end of 2022 or beginning of 2023, the management company was terrible. The one from 2024/2025 even worse. They lie about fixing things and don’t care about the residents or keeping the property nice anymore. Last summer our AC was out twice on separate occasions and the emergency line was unavailable. This is Florida so you know how hot the rooms get in the summer. We had mold issues around the unit that no one cared to address so we made the decision to put our hard earn money into a home instead. The people in the leasing office are more focused on making “TikToks” than the residents. Happy to have moved out and because of this place we stayed away from apartment companies. Not all apartment communities are like this one, but this one is definitely the worse one especially since they call themselves “luxury apartments”. Yes the apartments are nice but the service by the staff is TERRIBLE. I feel sorry for the unknowing new tenants. Be prepared to deal with careless and incompetent staff at the leasing office.

I applied for this property 1/5/2026. I paid the application fee ($85) and a refundable administration fee of $250. I was denied on 1/8/2026. The application states that in the event of a denial, the administration fee will be refunded within 30 days. Today is 3/26/2026 and I have called this office every week, twice a week, since 2/9/2026 and have yet to get a response from the property manager regarding the status of my refund. I’m convinced at this point that fraud is being conducted at this property.
I’ve already found others that have either had the same experience with this property or are currently experiencing this same issue. I’m sure I can find more people that will attest to this to in order to start a class action lawsuit. If I don’t have my money by Monday, I will be filing.
